House gone up for sale today in a village we’re looking at living in.

can you spot the difference on the floor plan. Coloured one is 2018 when it sold for 250,000. Black and white one is from today when it’s on the market for £460,000.

Depends where it is, house prices what I am have gone up by this percentage without upgrading.

Prices have gone up. It’s more the change of the utility to the worlds smallest bedroom.

they've changed the utility to a bedroom and put an ensuite in bedroom 1. You've given away the location though OP. Agree the price hike looks like cheeky fuckery for what it is, but anyone can choose not to pay it.

Of course we can we, we won’t. Toilet and sink en-suite doesn’t not make.

also they got the bedroom size the same on both plans.

Changed the utility into a “bedroom “ when it’s only big enough to qualify as a study.
People are foolish if they think a room that size could really be described as a bedroom. It was and still is a 2 bed home. Having a study could be a more sensible use of space than a utility room though with the rise of home working.

Could they have completely redecorated, new kitchen and bathroom etc. That all adds value. £200k is crazy though!

And as well as adding the en suite, they've replaced the bath with a shower in the main bathroom so potentially quite a lot of work with two new bathrooms. And what looks like a new kitchen. And redecoration? I'm not saying it isn't a crazy increase, but I think it's a bit disingenuous to say they've only converted the utility.

Does a loo and a sink in a cupboard off the main bedroom count as an en-suite? Surely it would need a shower or bath as well.

Yes that's a weird decision. Why chop off a bit of a bedroom for a toilet when you have one right outside the door.

And as you say no bath....odd.

I suspect it has been rented out as a holiday home. Hence the extra loo and no bath at the cost of a weird layout to actually live in. Very popular village for holiday makers.....

It's in Kirkby though, prices have been crazy there for years...space in the town is very limited so houses are small and expensive

If the 3rd bedroom is 2.80x1.84 that isn't too bad, surely? My guest bedroom is 3.00x1.90 with a partially sloped roof and it has a single bed, desk and a book case. Previous owners daughter grew up in it.

That third bedroom is bigger than those of houses around here which were built in the 1940's so not unreasonable

It’s not though the room is only 6ft by 7ft 5 with a door way extending it.

Yep agree to an extent. We looked at a 4 bedroom in Biggins that was only 40k more but massive house in comparison

We downsized last year saw lots of 3 beds with very tiny 3rd bedrooms. Property looks lovely to me, very well presented. Why are have you taken exception at the price and renovations OP? As with any property the market decides the price ultimately, lots of properties go unto the market at a high price and then get reduced, due to lack of interest.
