House gone up for sale today in a village we’re looking at living in.

can you spot the difference on the floor plan. Coloured one is 2018 when it sold for 250,000. Black and white one is from today when it’s on the market for £460,000.

Looks fine to me too, they have clearly done a lot of work, yes irs a small bedroom but can be used as such. If it’s not for you move on, no need to post links and abuse them.

We downsized last year saw lots of 3 beds with very tiny 3rd bedrooms. Property looks lovely to me, very well presented. Why are have you taken exception at the price and renovations OP? As with any property the market decides the price ultimately, lots of properties go unto the market at a high price and then get reduced, due to lack of interest.

theyre taking the piss claiming this is a 3 bed.

but you’re right the market will decide. Reckon it’s about £100k over price for type actual size of house but as said above it’s a popular village that people pay over the odds for.

I think it's beautiful and they've done a massive amount of work on it. The 3rd bedroom has a bed in it, so it's a bit silly to say it's not a bedroom because the previous owner used it as a utility. Also it's a bit snobby to say it's not an en suite with only a toilet and a sink. En suite means two connected rooms.

It's worth what someone will pay. It's got plenty of kerb appeal, they've made intelligent use of the space and it's finished to what looks like a high standard. It's an entirely different house to the one they bought.

It's really quite unkind to start a thread just to slag off someone else's house, double down on that when people disagree, and then post a direct link to it as well messing up their viewing stats and sharing their home address with a much wider platform.

Vendors always want to achieve the maximum price for their properties OP, as I am sure you would have done too OP. There doesn’t seem to be similar properties available in Kirby so I don’t blame them for testing the market, I am sure anyone would do the same, when selling a valuable asset, especially as the property is now a 3 bed and they have put substantial investment into it with the refurb. Be interesting to see what price it achieves.

It seems like a nice house to me. I don't know the area so can't comment on the price, but prices generally have leapt up since 2018 even where houses haven't had improvements.

In any event, either it will sell at that price or it won't and they'll drop the price/accept a lower offer. It's worth whatever someone is prepared to pay for it.
