Ideally we would like a family bathroom and some other kind of bath/shower/wet room which this doesn’t currently have. Would even settle for just a WC.

We’d change the current shower room into a family bathroom.

Obviously it’s not the biggest property. Can anyone suggest any clever layout changes to allow us to add in a small shower room or WC? Eventually we’d look to extend the property - theres space to the side and back to do this - but hopefully not for 10 or so years.

Haha, yes I was going to sell my 3 bed semi which is up from Kwik fit, but think we will wait it out for now. I've sold two properties in town recently, quarter villa and a 2 bed bungalow. Well over valuation it's mental! I'm going to wait and see how the market changes now as I'm expecting a crash.. there is a 3 bed in 🥩hill at a good price.

Yes, I’m fully expecting a bit of a dip in the market at some point but not sure when that happen!!
Its on at a very good price! That’s the one I was talking about that had an offer within minutes of going up for sale! Crazy market! Closing date for that one is next week!

OP; when I was a young adult ai lived with my aunt and uncle. They had a lovely , very well situated, Victorian house in a large city.It had a bathroom and a downstairs loo. 5 adults and granny managed fine and when cousins visited we also managed well although we were allocated bath times in that situation.We have several bathrooms here's and it is a nice luxury but it is easy to manage with her at one, most people used to only a few years ago . Weigh up pros and cons. I wouldn't see this as a deal breaker/

@yikesanotherbooboo Ohh it’s definitely not a deal breaker for us 😊 as I mentioned easier, DH has IBS and we have always had 2 loos in the past so it’s just what we know 🤷🏻‍♀️ We’ll happily get by with just 1 and add another later on when we extend (If we’re lucky enough to get the house 🤞🏼😬). I just wasn’t sure if I was missing any clever changes that would allow a small one to be added without too much fuss 😊

What about Putting one in the hallway cupboard? I know someone who has done that and it works well

Could you move the front door so it goes into the lounge? Maybe put a little porch in front of it?

You could then use the current front door area as a toilet/utility space.

If you really really had to, you could possibly move the door to the current bathroom (green) and then carve out an internal loo with door off the hall (red) with the loo being where the violet coloured blob is, stealing a bit of space out of bed 3. Flatten off the wall and create a built in wardrobe. You could also maybe steal a little off bedroom 1 to make bedroom3 a bit bigger, (orange)but obviously shifting a wall just adds to the cost.
