Ideally we would like a family bathroom and some other kind of bath/shower/wet room which this doesn’t currently have. Would even settle for just a WC.

We’d change the current shower room into a family bathroom.

Obviously it’s not the biggest property. Can anyone suggest any clever layout changes to allow us to add in a small shower room or WC? Eventually we’d look to extend the property - theres space to the side and back to do this - but hopefully not for 10 or so years.

I would move the front door then.

front door to the side and enter via kitchen. Convert current entrance hall into toilet

I would go more open plan.

You loose a lot of space in the hallway. Not as nice not to have one but when space is tight needs must.

I would absolutely not fillet out a bathroom and then come back and extend ten years later. That makes no sense. You need to live with the current bathroom and then bite the bullet and do the extension so you have real scope to play with the floor plan.

Bungalows tend to carry a price premium. Unless the location is absolutely ideal and you can afford to do the works within the next three years, personally I would not be buying this house.

I would do the small extension first to accommodate an en suite into bedroom 1. The bigger extension can wait much longer until you have more money. If you never have the money you can still eventually sell the bungalow with potential to extend

What about if you added a door to access bedroom 3 directly from the entrance hall? You can then block off the current entrance to that bedroom and turn that bit of corridor into a WC. Otherwise I think en-suite to bedroom 1 is best, as that is a decent size

What's in the shower room already? Is it a bath you really want as loads of houses cope with just one toilet. And in a bungalow, that's even less of an issue than a house with it upstairs.

if those are built in wardobes in bedroom 1 then lose 1 of them and build a toilet room in there - only real issues would be putting in the water and waste pipes

When i got divorced i left a house with three loos to move into a house with 1. At the time i wasnt able to overthink it as it was the least of my worries. And do you know what it was fine. It wasn't a massive issue but had i had a choice i would never have chosen a house with just the one.

Three years later i bought a place again with three. And it was nice to all spread about a bit again especially with kids growing up.

But im just saying if its literally all thats available. Then go for it and live in it for a few months and see how it goes. You do adapt.

Agreed. Wait until you do your planned extension rather than squeezing in something half-assed (and slightly shit) now.

Plumbing is not going to be the only issue. Looks at the dimensions of the room - it's not a particuarly big bedroom! And if the wardrobes go, where will the clothes be stored? There's not much space for additional furniture there.

Honeslty, trying to cram a bathroom into this layout and size of house is madness. You'll lose as much as you gain. Wait for the extension.

I couldn’t see any way it would be possible without huge compromises on what space is already there so you’ve all confirmed what I suspected! I just wasn’t sure if I’d missed something obvious!

Its definitely on the smaller side but “small but perfectly formed” definitely applies here. It’s in a lovely area of town (10 mins walk to a great school, 10 mins walk to town and 10 mins walk to the beach) 😊 and as I’ve said, loads of the rest of the area have extended and are now 4 beds with a nice open plan kitchen/livingroom 😊 I think we’ll give it our best offer and see how we get on and manage fine with one bathroom until we can do the proper extension (if we’re lucky enough to get the house!)

If you intend to extend eventually could you live with taking the wardrobes out of bedroom 1 and using that as a smaller lounge? The current lounge looks big enough to the be a master with an en-suite.

This is the layout of our bedroom/en-suite in our new build. It's a small en-suite the same width as a shower tray basically with a small sink and toilet. I'd say remove the cupboards in bedroom 1 and take a little bit from the lounge.

I was coming on to suggest exactly the same thing

If it’s a bungalow I wouldn’t bother for now. The loo is on the same floor as the bedrooms and living space so not inconvenient. I’d wait until you can afford the extension and manage bathroom times carefully.

How about block the door to bedroom 3 and make a new entrance via the lounge. That part of the corridor can then be turned into a very small loo. It won't be easy with plumbing though, really it needs to be near existing waste and water pipes.

Good luck OP, the market is mental in our town (I recognized the floor plan as checking Rightmove daily lol), we offered on a house in the newish estate nearby at £60k over valuation and missed out! We've decided to stay put for now.

No, same town and a bungalow in the estate that you cross over the burn, up from Woodhouse. Don't want to be too outing but I'm certain your floor plan is a bungalow in the glen.

Ahhh, I know where you are! The recent bungalow where one of the bedrooms (or potential dining room) opened into the conservatory? £60k over is crazy 😳 I have friends who have missed out on things in the town after bidding that far over too!

Bingo, that's the exact one, so staying put for now. It went for £75k over valuation but I've noticed lots more coming on the market now so prices will stabilise thankfully! Good luck with your offer, really hope you get it 🤞🏻

To add a bathroom with the least cost and disruption, how about this option?

Things to consider


  • you don't have to disrupt any existing doors or decoration or mess up the kitchen

  • pipework from the existing bathroom will be nearby

  • you could have a flat roof and keep the build as simple and cheap as possible.

  • the building work can be done from outside and then you just knock a door in


the big limitation is that access is only via Bed2, but you could use that as the master-bed, or tell whichever child has that room that they just have to put up with others walking in.

@Propertyhuntingsucks Yeah there does seem to be a lot more coming on the market just now! The competition is crazy though! Another 3 bed semi at the other side of the town that was listed this week - I called the estate agent literally 10 mins after it was listed to arrange viewing etc and they’d already paused arranging any viewings as they’d had an offer from someone who didn’t even want to see it first! They called us back a few hours later to say the owner had rejected the offer so we could view but due to the level of interest there was a closing date already set 😐 nobody had even viewed the place yet 🤣

Hope you find somewhere soon! Out of interest, if you’re looking in the price range of the bungalow that you looked at - are you selling something more in my price range? 🤔🤣🤣🤣
