If you knew someone who was looking for the following from a London neighbourhood, where would you suggest?

-Family friendly (so decent schools, lots of kids for theirs to befriend, activities like Beavers, Brownies or whatever)
-A community feel
-Pretty Victorian houses (they’re not from the uk are delighted by English Victorian architecture - those houses actually feel pretty pokey to me! But they like em :) )
-People who work in a similar field - the creative industries - nearby. This is important to them
-Access to green spaces and maybe sporty stuff

Where would you suggest? I think their budget is around £900k but they are expecting a flat and not a house, which means they can live in most areas they choose and the location is more important than the size of the property. They will rent first and are expecting to pay about £3000 per month.

If access to green space is important I wouldn’t advise stokey. There’s the park there and that’s it.
head to Putney / Wimbledon / Barnes for village feel, good schools and community feel, lots outdoor space, lots of sport

I do wonder if many of these have the creative credentials though - especially SW London?

I will put this to my friend! I think maybe Crystal Palace is too suburban for them? But then, it’s such a popular vote on here maybe I’m completely wrong! I haven’t been to CP in maybe 20 years! (Sounds like I need to check it out myself!)

‘Creative’ is very broad

Do you mean the area needs to have independent galleries and a community of artists?
Or do you mean it has to be home to lots of people who work n TV and advertising?
is it important because they want to be surrounded by people who understand their job, or because they like wearing edgy clothes and want to see similarly-dressed people?!

I live in SW London and have to say I have been surprised by Clapham, Wandsworth etc being mentioned. Having lived in north london previously I don't find the area particularly full of creatives, more wealthy business types! That said, there are some galleries and probably must be some creatives about. However, if I was really looking for a more arty crowd SW wouldn't be my first choice.

Yes this is absolutely my impression of SW! I lived in Clapham in 2006 for a year, and it was absolutely wealthy business types even then.

Ha I think it’s just a likeminded people thing! I don’t want to talk about them too much - but one is an illustrator and the other works in one of the creative fields you mention.

Sydenham or Penge. Penge has a very creative feel. There's a ton of street art around the area. It's amazing some of the stuff.
For their budget they can get a Victorian terrace or a beautiful little 2 bed cottage.

Secondaries are a bit hit and miss but depends on age of any children now and their sex (better girls schools)

Primaries are all great.

I work in the arts and I have noticed feeling more of a misfit round here work/interest-wise than when we lived in north london- as so many city types and people even look fairly similar, in a way they didn't in my old neighbourhood!
We moved here for family reasons. May actually be moving and I'm looking at West Norwood/Crystal Palace- friends who are more arty live there and it seems a bit less chichi than Clapham/Wandsworth.

Also agree with Brockley and Crystal Palace and Ladywell. Would also suggest Beckenham and Bromley, a bit further out, but good, fast train links

My DS has just bought his first place in Crystal Palace, having rented in Balham and Streatham.
CP is a really lovely area and has changed for the better in recent years.
