If you knew someone who was looking for the following from a London neighbourhood, where would you suggest?

-Family friendly (so decent schools, lots of kids for theirs to befriend, activities like Beavers, Brownies or whatever)
-A community feel
-Pretty Victorian houses (they’re not from the uk are delighted by English Victorian architecture - those houses actually feel pretty pokey to me! But they like em :) )
-People who work in a similar field - the creative industries - nearby. This is important to them
-Access to green spaces and maybe sporty stuff

Where would you suggest? I think their budget is around £900k but they are expecting a flat and not a house, which means they can live in most areas they choose and the location is more important than the size of the property. They will rent first and are expecting to pay about £3000 per month.

Clapton still has the creative types who can't afford Stoke Newington. Lots of green space with Hackney Marshes and Millfields/Springfield/Hackney Downs parks

Leytonstone near Wanstead flats
Clapton (although budget is tighter there)
Forest Hill

Wanstead. I used to live there in a huge Victorian flat (though I dread to think what it’s worth now 😁)

5th vote for Crystal Palace!

Wanstead, £900k should still be doable

Another vote for Crystal Palace

Crouch end. I live there, ticks all their boxes. Flat fine for £900k; Victorian terrace house more like £1.4m.

I'd second London Fields if they can afford it, Clapton if they want more space for their money.

Battersea/Clapham/Balham

excellent schools, really lovely streets, masses of open space and a new Soho house is opening this year, to cement the creative credentials..!
