Modular/prefab extension?

There has been lots of threads on here recently about rising costs of extensions/building materials.

We've been caught by this too, but we have other complications (DM isn't very well and might struggle with 6 months+ building work).

Just browsing the renovations group on FB and the idea of modular extensions caught my eye. Delving further into it, there seems to be lots of people who have had it done who are really pleased with the result.

Most of the work is done off-site and it's about two weeks work at your house. Brick-clad exterior to match main house and rated A for energy efficiency - which given the soaring energy costs could be really helpful!

We won't be selling for years - probably two decades or more - so I'm not too fussed about whether it could put buyers off.

Has anyone here had a modular/prefabricated extension - if so, what was your experience? And do you have any companies to recommend/avoid? Vita Modular and EazyBase are two that seem pretty good....?

@TakeMe2Insanity - thank you 😊 Looking back over this thread I can’t believe how long it’s been -and we’re still in the throes of renovations!

Here are a couple of photos of the kitchen end of the modular extension. I just nipped in and took them now so it’s not exactly tidy 🤷‍♀️😂 also, it’s a very grey and overcast day here but it’s still lovely and light.

We still need to paint and get the flooring down so it’s not finished but here’s where we’re up to.

I can’t show you the other end of the extension as it’s piled high with moving boxes and random furniture still 😂😂 Once the building work elsewhere is done, the flooring will go down, we can unpack, and the furniture will be moved (not necessarily in that order!)

I’ll update with proper photos when the work is all done.

Bloody hell it’s messy 😂😂🤦🏻‍♀️ All the boxes and bags you can see on the right are either building supplies or stuff we can’t unpack yet.

Its a really big and open space - it won’t be this cluttered when we’re done with the building work 😂😂🤞

Just as a point of note - if anyone sees a deep red-coloured microwave please let me know! Our microwave is knackered and we'd like a deep red one to match the range cooker but can't seem to find one....

How long did they stay on site once the prefab had arrived?

Wow, I just read the entire thread, and it answered so many questions I had. It's refreshing to see such a genuine account of your journey. Thank you! It looks like it's all coming together now. We built an extension years ago and vowed never to do it again after a nightmare experience with our builders. What was supposed to take three months dragged on for 12, and they still didn't complete the job. Your story gives me hope that it can be done right. When do you think everything will be finished off?

Lovely job OP. We are currently considering single storey extension and knew nothing of modular builds until reading your thread.

Hi everyone, is the first time I am actually posting on here. Not sure yet how all works. I have been following this thread about the kitchen extension, prefabricated- modular extension and so on. I found all the info very useful and helpful especially on what company to use. One thing I am not clear off is whether if we are selling in 10 years time this type of extension will be non-mortgage-able because that would be a major issue for us. I am at the very first stage for now to explore options and this type of extension are less time consuming and friendly to the pocket! I haven't contacted anybody yet as I wish to gather some info from people like you, who have been through the process and can share some light for me. Thanks a lot

few years on,

  1. any regrets going via this method over traditional?
  2. any issues with mortgage and insurance?
  3. can you attach heavy things on the wall e.g hanging cabinets, wall brackets etc?
