Big bohemian but very stylish flat in cool area or a 3 bed sensible semi in good but not groovy area?

With children I would choose the semi.

Or better still, if I had time on my side, would choose neither and wait for something to come up that was a combination of the two ie. stylish and in the right area.

3 bed semi i think......u can still decorate it boho if you like and have space and not many neighbourly worries.....

both have similar gardens but the house is not really my 'style' iykwim it is a good buy etc but is a suburban semi and I find that difficult but to be truly moergage free and better off dp and I have promised that no mortgage is the rule and these are what we can get.Pesto both in fiveways but one in better road

Have never lived in a flat but imagine there woudl be more probs, eg feeling cooped up with neighbours above/below,as well as possibly next door. What happens if you have people clumping on wooden floors above you at 2am?

I'd always go for the option of minimal neighbour contact (ideal home is small castle on uninhabited Scottish island)

flat is a lot bigger but do have to consider neighbours although I have lived in many flats and its been fine.I love the big rooms in the flat but dp is traditional i think and likes the house.2nd viewings today so we'll see.

Decor irrelevant as you can do that yourself

I would still lean towards the flat, but, don't forget to factor-in ground rent and maintenance costs (which can come as a nasty surprise), which you won't have much control over, I'm guessing.

The flat is the whole ground floor of big house and includes the freehold of the whole building There is one small flat upstairs.Decrating is not my concern it is the fact that there is a feel that I don't think exists in teh house that is there in the flat.My dp thinks i'm crackers but will probably go with me if i brainwash him sufficiently

Also the length of the lease term on a flat can be an issue for future buyers when you come to move on yourself. Having just sold a flat people generally not keen on leases less than 80 years, and yes you can increase the lease term usually, but at a price

So, in this buyers market, you can only find a choice of two properties??

IME (have bought 4 flats / houses now) if you wnat to live there, you know it!

Sounds as if you are attracted more by the flat, though.

I have surprised myself: I have always gone for 'vibrat' cool places and avoided anything 'suburban'. But last year we bought a v suburban 1925 white pebble-dashed smi, and i love it! the rooms are squarer than in Victorian houses, we have slotted into a brilliant community of people round DS's school - all of whom would previously have found themselves in 'cool' areas - but now out of price range for a place big enough for a fmaily. So - in some areas, cool has moved into suburbia!

I think one-floor living with kids is great, especially when they are little.

How old are your children? If they are older they might like more privacy which is easier with more floors which separate spaces out more. If they are small and you can avoid having to take small children upstairs to the loo every time you or one of them needs to go by having a flat then i would do that.

I guess it also depends how long you would be living there.

I'd go for the flat (in fact, we are planning on moving from three bed house to a flat in the nex year or so!).

My ds is 14 and would have his own room and ensuite and study .I am v fussy I know but we can't move again after this as we have moved 9 times!The more i think of it the more semi is a nono just need to convince dp.House has lots of rooms and conservatory utility etc i just do,t think its me.

The way you describe the flat has put a different picture in my mind now.

Was thinking about a box in a block, sort of thing, but it sounds more like a semi, but sliced horizontally rather than vertically. Having a garden is good, too, so you are hereby permitted to buy your flat.

agree fio and I hate plastic windows they make me feel funny.Can't do links but both aren't on teh web yet.I have been developing properties for yrs and often get sent odd things before they are marketed.The flat is currently being used as business premises so no pictures.House is bog standars 1930s with 3 beds and big conservatory which i hate!The fklat reminds me of the place i sold last which i loved but it had increased so much we had to sell it(business head).

there are a few pictures of the old flat on my profile.The house has lots of smaller rooms fitted kitchen etc.I think dp wants an easy life
