Big bohemian but very stylish flat in cool area or a 3 bed sensible semi in good but not groovy area?

For me, I like to go upstairs to bed!
ALso, jsut for the privacy and lack of noise factor. I've lived in flats and found it really stressful.
Also for the plot size - having own bit of land - space.

It's just a personal preference.

Don't think the privacy is an issue but don't like noise.i am assuming as the freeholder i could specify no wooden floors upstairs which seems par for the course in most cases.Will post later when I've seen both

well ordinarily I would say house over flat. However if your DS is 14 then he's old enough to be able to go out to the park etc for "outdoor" time and therefore I'd go for the flat with more space.

we have always had a garden whether flat or house as I have cats but ds has rarely used it!There is a garden though so that isn't a problem.

House - not flat.

I used to think that I loved bohemian living and our roof was retiled with old slates, we had our sash windows replaced with wooden ones, etc.

The new windows used to stick and the roof tiles chipped in the frost, so we now have plastic windows and a new roof. It is wonderful - we can open the windows! The roof looks lovely now that we have new slates on it and I don't keep finding bits of slate lying around the garden.

I hate flats - too close to other people for me - I don't want to hear other people running the bath or doing the washing. I am getting old and starting to enjoy the practical side of life.

Flat. Sounds much nicer. It sounds like that's your gut instinct, and if so, that's what will make you happier.
Is it the semi that's got plastic windows? - if so, then definite no no.

semi has plastic everything from my viewpoint!went to see both tonight and I really love it although it needs mega re jigging but that is my job so no problem Dp coming round although we have 2 houses more to view wednesday so who knows

it's great that you're going to view more houses, as one of them might be 'it'! When I've lived in a flat I've been fairly lucky that I've had nice neighbours and the only annoyances have been fairly minor like being the only one to hoover or change the light bulbs in the communal areas. I too had a share of the freehold and all that meant was that we set up our own service company into which we paid money rather than sending it to some remote freeholder, so we had a better control of the costs. But the girl who lived above me had a horrible time, because the guy who lived above her installed wooden floors (contrary to the lease), ran the washing machine at all hours and had a v noisy girlfriend IYKWIM. Hellish. And that's with everyone having a share of the freehold. You think you have more control but actually unless you have an excellent relationship with your other freeholders, sometimes having an external freeholder is an advantage because (if they too are decent) they can force the other leaseholder to follow the terms of their leasehold agreement. All in all you are so much better off with a freehold property... even if you don't like your neighbour that much, at least you've only got one of them!

It isn't actually a shared freehold the upstairs is a lease and the downstairs(us)would be the freeholder

Definitely the flat, it sounds great - I love living on one level, I lived in a bungalow for a while and it was perfect. You wouldn't be happy in the plastic semi.

it is an absolute steal as it has been used as commercial premises for 7 yrs so no one wants it I am offering well below but think i'll get it

good stuff! seems to me it's a buyers' market out there - we are still renting for the next 18 months but am being careful what I advise people as it's a big gamble and obviously no-one can guarantee what's going to happen! So if there's a lovely place you can definitely afford and see yourself staying in there's no real reason not to go for it.

and I would say flat, purely because it sounds like that's the one you're more drawn to. Good luck!
