Would you buy house without a bath?

We’re planning a bathroom renovation for a house we’re buying. House has a small toilet / shower room on ground floor (which we will eventually turn into toilet only), and a bathroom (separate toilet / bath room) on first floor. Long term plan is to convert loft and have a big bathroom there. For day one, we will only renovate the bathroom on the first floor. I think it’s too small for a separate bath & walk in shower so I’m planning on ditching the bath and just having shower. My concern is making the house unsellable, we don’t plan on ever selling but who knows what the future holds, eh?

would the lack of a bath put you off buying a house?

Definitely wouldn’t put me off, I only use our bath a couple of times a year. If we were getting our bathroom done I’d take it out to have a nice big walk in shower instead. But then I don’t have kids to bathe.

ExtremelyDedicated · 04/06/2022 09:30

It would be a negative for me as I'd have to budget to put one back in. I much prefer shower over bath to shower cubicles.

bellac11 · 04/06/2022 09:31

It would put me off as a buyer because thats work that I would have to do. But if you dont want a shower over the bath then obviously do what suits you.

I dont see why you have to have a walk in shower and a bath separately but its what suits you best

I wouldn’t buy a house with no bath, DH and DC love their baths. Why don’t you have a small bath with a shower over it?

Or if you have no plans to sell just do what you like and don’t overthink it. You can always convert it back if needed to sell.

Rrrunrunrunrunrun · 04/06/2022 09:32

Pre children it wouldn’t, but now it would definitely put me off.

Aroundtheworldin80moves · 04/06/2022 09:32

I'd take a decent walk in shower over the only shower being an over bath type any day. Baths are nice, but not really essential.

We changed our bath for a shower last year and haven't regretted it once.

TokenGinger · 04/06/2022 09:34

I would buy one. DP and I never have baths so it isn't essential for us, and DS has a toddler bath that fits at the bottom of a shower, but even he is now showing a preference for a shower over a bath.

Benjispruce4 · 04/06/2022 09:34

No. Wouldn’t put me off. Rarely use the bath and if I really wanted one I’d put one in myself.

Jollyandbright · 04/06/2022 09:34

Yes, our bath hasn’t been used since DS started preferring showers around 6 years ago,
DP and I both hate baths so for us a big walk in shower would be preferable.

SecondBestBed · 04/06/2022 09:34

I’m not sure you can say a bath is less essential than a shower. I’m not able to have a shower, but I can have a bath.

Butitsnotfunnyisititsserious · 04/06/2022 09:36

I just have brought one without a bath, only a large shower. I hate baths, my child doesn't enjoy them either so it works for us.

mocktail · 04/06/2022 09:37

I'd definitely want a bath - I never use ours but DH and DC do. However I wouldn't rule out buying a house without one assuming we could easily add one. If you're planning to stay long-term then do what suits you, not potential buyers.

Jins · 04/06/2022 09:39

I would discount it I’m afraid. I wouldn’t mind putting one in myself but unless it was crystal clear from the listing or photos that there was room for a decent sized bath I wouldn’t consider viewing

Barkingmadhouse · 04/06/2022 09:40

If the house was otherwise perfect I would be factoring the price of redoing the bathroom and putting a bath in

Personally no, I wouldn’t even consider a house with no bath. I’m in my 60s, with long covid fatigue and muscle aches - I need a long soak in a hot bath before I can get going in the morning, and couldn’t stand up that long in a shower.
I suspect that parents of babies and toddlers wouldn’t buy one either - how would they bath the children?

My friend recently bought a house without a working bathroom, and she bought one of these for the kids. Even now they have a bathroom, the kids prefer this 😂

I suppose they'd be a great option for parents to put at the bottom of a shower.

Stellamar · 04/06/2022 09:44

I need a bath for the kids, absolutely, could not do without. So if it's a family house then I think it would be detrimental not to put a bath in.

Not having a bath will put people off.

Having a bath is not going to put anyone off even if it's not essential for them.

NeedAHoliday2021 · 04/06/2022 09:44

I’m the only one who takes baths in our house these days but dc still did until 8ish. I wouldn’t buy a house without but it’ll work for some families.

OnlyLosersTakeTheBus · 04/06/2022 09:48

My parents - including mother who had a bath every day - replaced their bath with a shower. Seemed mad at the time but they've since re-done the bathroom again and moved the sink as well so whoever does buy it will have to completely rejig it to get a bath back in.

averythinline · 04/06/2022 09:49

We all love baths so would be an issue for us! But if theres space to put one in and we loved everything else....

AllPlayedOut · 04/06/2022 09:52

Having a bath is not going to put anyone off even if it's not essential for them

It might put me off. I hate baths and struggle to get in and out of them. Honestly though if you're going to be living in your home for some years, I wouldn't be basing my choice of anything on theoretical future buyers' preferences.

ExtremelyDedicated · 04/06/2022 09:53

Leaving space to put one back in would be key for me. So if you put in a large shower cubicle with the same footprint as a standard bath then that would be OK. If I would have to reconfigure the entire bathroom to get one back in I would probably rule that house out.

AllPlayedOut · 04/06/2022 09:54

Hypothetical.

Twiglets1 · 04/06/2022 09:54

I would never buy a house without a bath. A flat Yes, but not a house.

starlingdarling · 04/06/2022 09:55

I like a bath but I'd forgo one for a really nice large shower (the double sized ones) in a house I loved. DH hasn't taken a bath since he was a child and thinks they're a waste of space so he wouldn't be bothered in the slightest.

For those talking about people with babies and toddlers, I used a fold up bath at the bottom of a shower when I had a baby/toddler in a flat. It was actually easier on my back than leaning over a bath.

BewareTheBeardedDragon · 04/06/2022 09:58

I wouldn't buy a house without a bath for three reasons - I like an occasional bath, kids like baths, I'd worry about resale with no bath.

Are you knocking the separate loo and bathroom together? What size will the eventual bathroom be?
