I put my house on the market about a month ago and it was valued at £495K and £515K I decided to go with the lower one and I liked the EA. Properties are going really quickly but not mine I've only had a trickle of viewings and only one second viewing. Talking with the EA this morning we've decided to drop the My house price to £450K guide price. Has anyone had any success doing this ? Many thanks

Yes, absolutely. I had tons of interest and sold within days of dropping the price on mine. I always found it weird that no-one tried to knock me down before this, but they didn’t.

Why are all the photos such poor quality? It makes it look like you’re trying to hide something (damp? Dry rot?). I’d ask your agent to take them again, they aren’t doing you any favours. Why a photo of the steps??

Was just about to say this comment. The photo quality is very poor. I can imagine that your house is much nicer than these photos are capturing!

Thank you that's good to know. I think I'm worried that it might put people off as they might think why hasn't it sold

Good luck with it - is that a damp patch in the top left corner of the 4th photo? If so then I'd repair and remove the photo as that could scare viewers away? Just a thought.

When you get the photos redone, ask them to take better ones of the front elevation of the house. It looks like a really handsome house but the angle from the road is crap. What’s behind it? Is there a rear garden?

Also I know it’s cheesy, and I know it needs work generally, but you need to stage it a bit more. It looks rather bare to me. Make it look cosy and comfortable. You probably also need to think about who your house is going to appeal to - probably not families with the garden seemingly only at the front. I also echo getting that damp patch sorted. As the rest of it looks like it hasn’t been done up for years, I would worry about what the survey might reveal.

I'd have never guessed it was a four bed judging by the pictures, agree that they definitely need redoing to give a fair overview of your house.

Photos are poor, it looks a bit grubby in parts, light bulbs missing, stickers on the wall and what looks like a damp patch, can you remove the church bench is it?? Makes the room look tiny.

Ask the agent to order the photos so the kitchen ones are all together. Can you sort/paint the damp, add a few cushions and vases of flowers and get them to retake the bedroom pictures so it's not showing just a tiny part of the room? Cushions on the wooden bench in the sitting room and a photo without the door in it. Maybe cover the damaged worktop with something?

OP I do really think it's the photos, they are really bad.

Our photographer used a really wide lens and lightened everything up so it looked better, yours has used weird angles and cut ioff a lot of the bedroom space.

If it doesn't sell after dropping the price ask for more photos.

The cottage looks cute!

It's a lovely house but I had to look for a radiator to know if it had central heating. It looks bare. The photos are awful- rooms look tiny and they aren't. It is double -fronted but the photos don't show it as that.

Don't drop the price just yet, get every photo redone! At least one of every room. I thought it was a tiny 2 bed cottage, the floor plan suprised me.

I agree with everyone else, the photos are terrible in quality, light, angle, everything really! I didn't know that estate agents could produce such poor images. They look DIY.
Also, I'm struggling to understand what your garden looks like. Is it the front or back garden in the pictures and why all the pebbles if it's a back garden? Garden in a 4-bed house is important.
