Thank you - that makes sense if people are just quoting the unit costs and not allllllll the other components!

We went back to Howdens at lunch with our door sample of the lovely wooden door. The lovely wooden door is far darker and on comparing them the Fairford is a better shade. So we made a decision! Fairford it is.

Rather crap plan attached, we're moving the island left by about 100-200mm which will just about buy us enough space for a narrow dining table & benches on the right under the velux rooflights.

I think the quartz estimate was about £2.5k, just waiting on a firm quote for that. Should be able to get the straight run & island from one slab & hopefully just enough offcut for a small worktop on top of the washing machine (which is being moved to the current downstairs loo space).

I need to contact the LVT flooring guy my in-laws recommended regarding Karndean, but DH keeps flip-flopping about what to have so will try and pin him down to a decision on that first!

I have samples of some nice tiles for the splashback BUT I also found a couple of boxes of the gorgeous crackle glazed white tiles from our upstairs bathroom that I forgot we had, so if we have enough I might just use those...

My kitchen was 4.5k… but appliances, fitting, worktops etc it was actually more like 14k!

@LivingInaBuildingSite what tiles had you originally chosen? If you can post a link maybe we can suggest things? I still have one bathroom to decide tiles on - I know what I want, but it's beyond budget or out of stock

@AwkwardPaws27 great news! Glad you're happy with your decision. Kitchen looks good.
If you get a folding high chair as well it can always tuck away. Lots of people rave about ikea antilop but I always found you trip over the sticky outy legs! Maybe I'm too clumsy though! It's a great high chair for the price though if you have lots of circulation space around the table.

I’d originally chosen these ones from TileHaus:

they have since brought out a few more ranges that have indoor and outdoor options.

I was going for 800x800 size tiles, but happy to compromise on 600s or change to 900s but I know the tiler is more nervous about my potential wastage the bigger I go.
quoted £9k for tiles and delivery atm (who else really hates VAT?!).
haven’t done any calculations about any of the other ranges costing more or less yet.

Plumber told us today he won't fit the rads until the decorating has been done....so getting this quoted up now so we can be free of tradesman as soon as is humanly possible (even though they are all absolutely lovely). Had hoped to do this later and spend time thinking about it but hey ho, if it gets done, then that's good. I've a pretty good idea for some rooms, but need to get my act together and pick for the rest.

Anyone got rough costs for decorating? We have always done it ourselves so have no idea of a reasonable cost.

I have really enjoyed keeping up with how everyone is getting on with your projects, although the scale of some of them are absolutely terrifying!

We are finally underway with our small loft conversion. Can't believe it's really happening but also already so impatient to get it finished!

@Sewfrickinamazeballs decorating 3 bedrooms 3 bathrooms hallway stairs 2 downstairs reception rooms is coming to 5.5k excluding vat (6.6k) - this is for 3 coats of paint (mist and 2 proper) and priming of joinery

Thanks, I want matching indoor and outdoor which some of those don’t do.

The stone superstore website has a few indoor/outdoor choices but low stock.

I’m hoping TileHaus will get back to me tomorrow.. they have a new range called One which are the same tiles inside and out, but I’d like a sample first before I commit.

Had a good site meeting today, we are ahead of programme, they’re talking about starting the first fix in late June or early July. We were supposed to be moving back in late November/December! I really need to get a kitchen sorted.

Also @AwkwardPaws27 , we also had the limescale control vs Quooker tap dilemma. I’ve decided to get the water softening system, as I only have one or two (at most) brews a day, and my kettle is very fast. I’d rather have soft water for my skin and hair, the fast boiling water!

Our fridge has a built-in filtration system, so we will get filtered (non softened) drinking water from the fridge.

I love a colourful downstairs loo!
Ours will have a bath in it, & be used for small child & dog so its liable to get pretty splashy in there...

Ours has a shower but no bath. The wallpaper is vinyl, and supposedly suitable for a shower room <she says, clutching at straws >

Did you get quick set screed? Ours was and took about 2 days to dry enough to walk on.

We had to change the type of screed we had (like they were on site ready to pour) as apparently it was going to take 10 weeks to dry out enough for the karndean. Extra £500 and rapid screed it was.

I ordered our bathroom tiles from them and they have been great, but pretty sure you could get similar with other suppliers.
