Looking at other houses whilst offer has been accepted

Hello,

what is the done thing here? Finally had an offer accepted on a house but one we previously liked & offered on has come back onto the market with a different agent. The same agent we are buying through.

Lots of people will probably say that you should honour the bid on the house. However this is your life and your house purchase. It's the most expensive thing you will buy so buy the one that suits you best.
If you think that you may prefer the one that has come back on the market then go and view it

I'm aware of that but I'm not convinced we will we get the house in the end anyway. Will the agents be terribly against us looking at another property with them?

It's still a potential house sale for them so I can't really see that they would have any issue. They would be aware that you offered previously on the other house too so obviously you liked it. You have to do what's right for you, the vendor with your current offer may be a bit miffed but these things happen, and it's still only early days in the process if it's only just been accepted.

Sorry just realised that you said the other house was on with a different agent but now back on with the same as your current offer. They obviously wouldn't know that you had offered then on the other then!

As a vendor who has just had a buyer pull out, whatever you do, do it quickly. If you are going to pull out, better now than 3 weeks time.

If your offer has been accepted I would stick with that house. If you offer on other house you and that is accepted also you will have to withdraw your offer on first house. Think, why is this house back on market? They did not accept your offer last time, what makes you think they will accept it now? If you pull out of first house as offer accepted on second one, what if they pull out and you are left with no house? When houses come back on market there is often a reason, and the fact it is now on with a different EA is suspicion.

Not high enough, I assume it's back on because the mortgage company downvalued it, which seems to be happening quite a bit now. We offered a price over asking we were happy with regardless of the down valuation.

@JurasicPerks I know it's not ideal. The issue is where we are looking has been crazy the last 6 months. As in battling to even see a house, then if you do get 15 mins to whizz around, it's best & final the next day. if anything I'm more worried my seller will pull out, arghh.

I would prefer to go back to days of looking at maybe 5 houses over a few days, shortlisting 2 or 3, having a second viewing & then deciding what's best. Wishful thinking I guess!

You are entitled to look, I would be honest with the agent and ask.

Do you really need a second viewing? Or could you submit a revised offer and see what comes back?

Is the chain complete? If not I think continuing to look is fair enough.

I would also say just speak to the agent and explain the situation. Do you really want the house you are currently offered on or is it a case of it will do because you are desperate to buy something? If you prefer the other house then you should go see it again if you need to.

Why is that? Mine fell through last week after offer accepted early April. Buyers kid didn't get in the school they thought apparently and this meant a much longer school run than they were prepared to do. They did try to sort matters, but were unable to. So had to pull out. This meant my house looked "stale" on RM and people wouldn't see it as an older listing. Switching agents meant it would go back on as a fresh listing on RM. Lo and behold I have viewings again. In 5 days with the old agent before switching only one viewer booked. I've had 2 more in the day that it has been on so far.

I'd like too as is was the first we saw so can't actually remember the inside clearly. It's had the loft done already which is why we wanted it in the first place.

Could your sister/friend arrange a viewing and you go along to view with them. If you like the house then great, if not, your current vendors will never know

Last year, I couldn't view another house with same agent that I had an accepted offer on. I had to pull out of the accepted offer to view the other. It's so tricky when it's the same agent!

I think its different when op has already bid on (and been outbid) on the earlier house. If she puts an offer in i would make it very clear who you are, that you put an offer in before, that you still love the house and that the house you currently have an offer accepted on is 2nd choice
