Looking at other houses whilst offer has been accepted

Hello,

what is the done thing here? Finally had an offer accepted on a house but one we previously liked & offered on has come back onto the market with a different agent. The same agent we are buying through.

When was your offer accepted? Viewing with the same agent might give your vendor a prod to find a house.

Get a friend to call the agent and find out why the house is back on the market. They might not know if it’s a new agent but worth asking. How long was it off the market?

Yes but she's already offered on the previous house - the offer was refused - she found a second best house.

I think you will still look committed.

Definitely look at the house you really wanted and then go for that one if you feel it's the right one for you.

In all likelihood in the current market their house will get snapped up by someone else before your current sellers have even found somewhere to buy.

It's the biggest investment and your home. You want to get it right for you and your family.

Be absolutely honest with your agent. Withdraw your current offer and explain why.

There could be an issue that if they sold the preferred house to you they'd have to split commission with the original agent who can argue that they introduced you to the house, so they might not want to do that.

If your vendors haven't found anywhere yet, it's perfectly understandable to keep an eye on what else is out there - you don't know how long it will take them to find a property, you don't know how long your buyers are going to hang on. Would this other house enable you to complete the chain?

we were almost in a similar situation and I think would have backed out and gone for the house we really wanted if it did indeed go back on the market.
that said you will piss off the agent a bit so tread carefully. How would they know if you really were serious about the 2nd house?
