Fixtures/Fittings - CF/AIBU

Received the fixtures and fittings forms from the vendors yesterday (they're selling and acting on behalf of a deceased lady - presumably their mum).

They want £6000 to leave the fitted kitchen units...

(And a total of £3500 for built in/fixed wardrobes across 3 bedrooms, which I am less fussed over)

Nothing was mentioned at viewing, or when in contact with the estate agents - this has come out of the blue. My solicitor is away until the middle of next week, so looking for opinions before I speak to the solicitor.

If I'd known they wanted to remove the kitchen, we would have reduced our offer to account for that..

Or is it more likely they're being CF and trying it on, and I should call their bluff?

Not 100% an AIBU, but I guess - AIBU to expect the fitted kitchen to remain...fitted...when buying a house?

Fitted units in any room are supposed to remain when selling.

The idea being that anything not fixed to the floor if you turned the house upside down and shook it, should be removed by the sellers.

I'd call their bluff, and tell them to remove them. I doubt they will, they're just looking for extra cash.

AFAIK the vendors can exclude anything from the property, screwed down or not. See form TA10.

Update!

I've offered on one of the other 2 I viewed, it was accepted, and I've withdrawn from the crazy kitchen keeper house!

I have been very upfront with the estate agent, who was absolutely horrified at what I said and had had no idea...
He did ask if I would reconsider if he spoke with the vendor, but I strongly said no. As PP have said, this is likely the tip of the iceberg, and all in all it's better to swallow the now redundant survey cost than continue down that path!

We made it very clear that the range cooker was separate negotiation, but buyer said she didn't want it. It looks lovely in my new kitchen 😃

We had it the other way when we sold last year.
Listed several items were available (mainly appliances) and we quoted prices but the buyer only wanted to pay half the amount so we declined. We set about selling them prior to the move and ended up obtaining over twice what we were asking our buyer (they were after a silly bargain).

After completion our solicitor was wondering about some money that had been paid by the buyer (not much, just a few hundred £) and was sitting in the account. A few days later the query came through "where are the items we bought"? Turns out they didn't tell anyone they would buy the items at the set price after all and I am told by our old neighbours that there was a flurry of deliveries from AO etc over the next couple of weeks! 😆

I'm in the middle of selling my mums property with my brother and I've got to say selling with a sibling is not the easiest (I've bought and sold by myself and with DH a few times before) however we are doing our utmost to make it an easy sale as it's complicated enough without us going batshit.
FYI We are including the kitchen and if they want them the white goods.
