Received the fixtures and fittings forms from the vendors yesterday (they're selling and acting on behalf of a deceased lady - presumably their mum).

They want £6000 to leave the fitted kitchen units...

(And a total of £3500 for built in/fixed wardrobes across 3 bedrooms, which I am less fussed over)

Nothing was mentioned at viewing, or when in contact with the estate agents - this has come out of the blue. My solicitor is away until the middle of next week, so looking for opinions before I speak to the solicitor.

If I'd known they wanted to remove the kitchen, we would have reduced our offer to account for that..

Or is it more likely they're being CF and trying it on, and I should call their bluff?

Not 100% an AIBU, but I guess - AIBU to expect the fitted kitchen to remain...fitted...when buying a house?

Are they from another country? It’s common in many European countries for houses not to come with fitted kitchens even in rentals.

I’d just go back and say your offer was made with the assumption that fixed items such as kitchen, bathroom and wardrobes were included so you will need to reduce your offer accordingly.

So following the advice - I have checked the original listing, and this is what it stated:

Kitchen/Diner* 5.76m (18' 11") x 3.62m (11' 11")
Open plan. Window to side and rear, access door to garden, base and wall units, sink, oven and hob.

So on that basis, as a PP said, it should be included.

I have emailed the solicitor, and said that we will be revising our offer if that is the case, and I will bring up that it is all listed in the house listing as well.

From memory, one of the vendors was at the viewing but appeared English (name and accent) so unlikely to be from a different European country, although an interesting perspective!

Tell them to take them. I guarantee the hassle of removing and disposing of a fitted kitchen and wardrobes, plus the 'making good' afterwards will be enough to ensure they won't. They're just being cheeky.

I'd be worried about fireplaces and other fixtures.

Will it invalidate your mortgage offer if they remove kitchen?? I’m assuming your getting a mortgage so ignore me if that’s not relevant. Have you had valuation or structural survey yet, in which case it’s been valued with kitchen in place.

A previous vendor I know of took window shutters and room divider doors but mentioned in fixtures and fittings list.

I had a seller once ask for extra money for the shed which was described in the particulars. I said 'no thanks' and not surprisingly they left it anyway. Some people will chance their arm in every possible way. In your case I think you would need to say that a house with no kitchen would be worth much less and you might need to get another valuation survey if they are removing the kitchen and reduce your offer accordingly - likely to be 10,000+ reduction plus you'd need to take off the cost of extra survey too. Or of course they could just act like grown ups.

This doesn’t work from a stamp duty perspective- you can’t apportion money to fixtures like fitted kitchens and cupboards. I would get your solicitor to point this out.

Of course the kitchen is included, that is what any sane person would think.
If they think otherwise then let them know that you will be reducing your offer accordingly, to the cost of a brand new fitted kitchen. They are idiots.

Apologies for going AWOL!

No updates as yet - I have spoken to our solicitor who has verbally shrugged, acknowledged the form was filled in incorrectly, and has passed it back onto the vendor's solicitor to get some clarification on it.

My solicitor said that the original sales listing has little/no bearing on the actual sale or as to what is included..due to the F&F form...

I will be sending a prompting email to chase any status update/feedback on it all over the weekend so it is ready and waiting for them Tuesday morning.

I was very clear in my communication that if they insist on us paying, we will be reducing our offer to account for it..

@TizerorFizz ideally not, but family circumstances, time wise, and the fact this is the third offer we've we had accepted where there haven't been other issues means i at least want to see what the solicitors come back with...

I haven't deleted the Rightmove app yet though 😂

Update!

So, the solicitor called to say that the vendor has said yes, those are the amounts she wants for those items..
Solicitors both sides have explained that's not how it is normally done, and did she realise that if I say I don't want to pay/don't want the items then she has to remove them... apparently she didn't.

She has been given a second fixtures and fittings form to fill in to see if there are any changes.. but even her solicitor said to mine not to expect anything back quickly because she is so slow.

I've told the solicitor to not do the searches yet...

In other news, I have 2 viewings booked for today elsewhere, both chain free, and have a really good feeling/super excited about the second viewing..

Absolutely fell in love with one of the viewings today, so much so I'm going for a second viewing tomorrow with a friend - just as a second set of eyes and hopefully to tell me I'm not crazy and to go for it!
No chain either which is fantastic!

If all goes well, and Input an offer in/it's accepted, I will be extremely clear to the vendor, solicitor, and the estate agents (who I feel are completely clueless in this!) and hopefully she will either learn from it, or will continue to keep struggling to sell until she realises..

Thing is, thinking about it, the estate agents will have valued it as including the kitchen, so as well, if I make my reasons clear to them, they will call/visit and re-value it minus the kitchen, which may again knock some sense in...
doubt it will as I feel I'd get more sense from a brick wall...
