I wntd to ask about building plans but not through the solicitor because that costs money.

I dno if I did the right thing?

I knew they didn’t have them because the solicitor said so but I asked anyway. They said the works were done in the 70s so no plans available.

Well you are no better off because obviously they said no. Also they are likely now pissed off with you for being overfamiliar.

So I’d say it was a waste of time certainly.

Not sure why you asked when your solicitor already had given you the answer?

Regardless I wouldn't contact your vendor via instagram. Keep it official through a solicitor only.

Like it’s a flat rate for some things but this isn’t isn’t included so I either pay £85/enquiry response or isnta

Your solicitor is ripping you off, this isn’t normal at all to be charged like that.

You say you’re trying to avoid solicitors fees but also say the solicitor has already told you they don’t have plans. So you’ve already asked the solicitor. 🤷‍♀️

Hope they don’t have a second prospective buyer on the fringes as I’d be looking for a different buyer if I was the vendor.

This is a terrible idea. Just pay for a decent solicitor and don’t try to do this via Instagram. If I were your vendor, I would have serious concerns about you as a buyer.

You really shouldn’t do this. Should go onto council planning portal to view plans as @Seaography says if you want to double check them.

If I was the vendor I’d be a bit pissed off you’d found my Instagram account and were messaging me and quizzing me about this after you’d had the same reply from the solicitors. Keep it official and use solicitors.

“Slid into DMs” is fine because everyone uses it ironically, don’t they? Like saying “cheeky vimto” or “lads night out”; it’s no longer a legit phrase, it’s arch.

But actually sliding into a vendor’s DMs? Yikes. I’d run a mile. Go through the solicitor: it’s not your vendor’s problem you’ve got a ridiculous payment plan with your solicitor. Find a new one.

It's not appropriate and you shouldn't have done it. Buying a house is expensive because you are paying to be legally covered and to prevent anything going wrong. I doubt insta provides the same assurances.

That's entirely inappropriate unless the vendor gave you their contact details. This is why you pay a solicitor. The vendor would not be unreasonable to be really pissed off with you now.

You also sound ridiculously young, in your speech and actions.

In answer to your OP, it was the wrong thing to do.

For the rest of your purchase, assuming your vendor is happy to continue selling to you, just go through your solicitor; it's what they are there for.

What a weird and inappropriate thing to do, some sellers would be freaked and pull out after that stunt. And I have never heard of a solicitor charging like that, it’s a flat fee regardless of enquiries, that’s why the fees are so high. And you say you asked your solicitor anyway? Why use a solicitor but not listen to what they tell you?

It was inappropriate OP. All enquiries should go through your solicitor. If I were your vendor I would feel distinctly uneasy about your approach. It's all a bit stalker-ish not to mention unnecessary as you already knew the answer

I can’t understand what you mean - two walls, one floor accessed through an arch? Is this an addition to the original house or an internal reconfiguration?

What are your questions? If you have structural concerns then you should get a full structural survey.
