We had some wonderful plans for a single storey rear extension (4 x 3m) drawn up to incorporate a new kitchen, dining area, utility and moving a downstairs WC.

We have been given a quote of £125k plus VAT. That is excluding the actual kitchen, only including the labour! We are in the South East.

We were expecting all in all to spend £100k.

Interested to know if you think this is expensive?

We paid around 140k which included high spec kitchen, open plan dining utility etc and a lot of glass also SE. This was 2019 but prices have massively increased with demand for builders and materials!

Get 10 quotes, then you'll see where the true average lies, that's what we did.

We've just spend 90k and had - new roof, fascia's, all new double glazing upstairs, a large dormer extension which now holds 2 double bedrooms, fitted furniture in the bedrooms, 2 new bathrooms, new downstairs loo, full plaster / re-skim to whole of upstairs....we are north west based.

Jesus that's extortionate. We paid £45k for a double storey, 3.3m x 5.9m last year.

It was quite basic I suppose, in that downstairs was one living room, and upstairs two bedrooms. So no bathrooms/kitchens etc.

It is high isn't it - I wondered why this company had availability in the next 3 months when other builders are booked up! We were planning to get another 4-5 quotes regardless. Your quotes seem much more reasonable.

I know, I was so disillusioned when that came through. I thought the basic build of it would be 40-60k!! Plus kitchen, new toilet etc. Hence 100k budget..

We are extending at the moment, rear wraparound single storey going out 3.5m and 6m across the back. When it’s done we’ll have an open plan kitchen / dining room around 30sqm plus a separate utility. We are paying £96k plus vat (excluding kitchen, flooring, fixtures etc but includes all fitting) and have about 5 weeks til completion. We are in an expensive area on London/Surrey borders so I’d agree your quote is high.

Well we had a massive £180k quote for similar but that was due to the need for extra deep and pile driven foundations. We didn't go ahead.

I realise building materials and labour have gone up in price, but that is absolutely extortionate.

If you really are only adding 12sqm, they are proposing to charge you over £10k per sqm! Pre-pandemic, the rule of thumb in London used to be £2.5k per sqm, so they are suggesting prices have quadrupled. I'd look for another company if I were you.

Sorry, I have just looked at the plans again, it's a 4m x 9.7m rear extension!! 🤦🏻‍♀️ No idea where I got 4 x 3 metres from!! Apologies.

We are in the SE. Our neighbours opposite are having a small single storey side extension (for a utility) and a single storey at the back (new kitchen/diner) and are paying over £200k. Couldn’t believe it when they mentioned the cost last night.

@fakelondoner 😟 Our architect said £100k was a realistic figure! Gah. We are on a housing estate which is very sought after but - at the end of the day - it's a housing estate. We don't want to end up spending more than we would ever get back if we were to sell the house. With a new DC3 and the 4th bedroom fairly small, we may outgrow the upstairs at some point and want to move irrespective of the downstairs extension.

I was quoted £30k for a 10 x10 square extension which would include electrics etc but not a kitchen. Your quote is far too high.

Wow. I guess if it is their forever home then why not?

The issue for me is I'm not sure this IS our forever home. We have three DC and the fourth bedroom isn't particularly big. A two storey extension wasn't possible though.

We have just spent 90k on a front and back dorma, new windows everywhere, nee roof, new bathroom, house re plastered and re wired and a single story rear extension 6.5 x 4 meters, all in, including materials, paint, furniture and decor, im in the north west.

Definitely get some more quotes, I got about 5 and the highest was in the region of £150k for the build only. You might just do the build for £100k if you’re lucky. It is so very expensive.

It is so dependent on where you are in the country so pp quoting figures from their building work in the NW sadly bear no resemblance to the costs down in SE.

Agree with @Starseeking in suffolk we were quoted £1200 per square meter in 2019. That is an extortionate quote.

That would be more reasonable. We could find the extra money but just not sure it is worth doing. Our house isn't tiny and we don't NEED the extra space, it would just join the back of the house together and create a really nice kitchen diner. But not sure it's worth spending 150k on IYSWIM!!
