We had some wonderful plans for a single storey rear extension (4 x 3m) drawn up to incorporate a new kitchen, dining area, utility and moving a downstairs WC.

We have been given a quote of £125k plus VAT. That is excluding the actual kitchen, only including the labour! We are in the South East.

We were expecting all in all to spend £100k.

Interested to know if you think this is expensive?

Is the cost of an extension in 2019 relevant at all?

Materials and labour have risen enormously since then, and not just in the SE.

If you're adding just under 40sqm, £2.5k per sqm calculates at roughly £100k net of VAT.

£125k is towards the higher end of what you'd expect, though given price rises over the last couple of years, not completely outlandish. I'd definitely get more quotes, though I'd be surprised if any came in under £100k.
