Not brave enough to post the link, but I am really unimpressed with my agents. The house is identical to two others that sold for above asking price last few months. Should I insist that they pay for a promotion (or whatever its called) to put my property top of the list? We had an open house, 7 bookings, 5 turned up. One shit offer, one offer £5k under asking price. No more bookings so far. Im desperate to SSTC as going through a divorce and need to secure my next house.

If you're desperate to sell then the £5k under asking price offer doesn't sound too bad, did you reply with a counter offer eg £2k under asking price? Not all houses are going to bidding wars, and remember that a few years ago it was expected that you'd accept less than asking price, that was normal.

If it's not selling then it's probably slightly overpriced if the other houses sold quickly, perhaps yours has an older kitchen or bathroom, not as nice a garden, garden facing a different direction, etc. 7 viewings isn't bad, did the estate agent give you feedback on why the others didn't put in an offer?

Ahh new builds tend to lose money the moment you buy them as you're paying a premium to have a brand new house! Though house prices have gone up in some areas recently so you might have that in your favour, unless there are still new builds available nearby!! :)

How much is your asking price? £5k under doesn't seem too bad to me if you are selling anything over £100k.

£5k below asking is a good offer, I don't understand why you'd reject it if you're so desperate to sell.

It's definitely possible that people are enquiring but not viewing when they learn the sellers are divorcing, it can complicate things. I would only view if there was nothing else similar coming on the market. Personally I would accept the 5K under offer!

Agents do very little Op

With Rightmove and Zoopla - if people are looking and interested in your kind of property - they will see it with or without agent involvement

Got my place for much less than valued as they were desperate to sell asap and I could move immediately

NdefH81 you hear divorce and you have no idea whether the split was amicable or not, will they agree on things, will the ex be awkward, too many unknowns for a lot of people.

Also you say the others sold for over the asking. Was the asking price the same? If you’ve pitched yours high because of how well they sold it may be you need to take a bit less.
There isnt usually a huge market for nearly new homes. They don’t come with the perks of buying brand new and don’t have what people who want older properties look for

When looking for a house, you don't look at the top of the list and then stop looking. You're spending thousands of pounds, you trawl RightMove obsessively ime.

People have been round, they've viewed. If they're not offering what you want, there's a reason. What's the feedback been like? And how much did you buy for?

I was offered £20k too low from a buy2let person. People had 2nd viewing and said downstairs was too small. I was hoping to make enough for divorce fees!

So someone made you an offer 1.7% under and you turned it down and now you are complaining about the agent?! Complete madness. I think the house buying frenzy in many parts of the country is over now what with the sharp rise in bills and living costs so if you are holding out for some kind of bidding war you may be waiting some time!

It depends on what sort of agent you're with.
If it's a purple bricks type situation (low fixed fee), they won't do much.
If it's a more traditional set up with a set %, I'd push. I sold a house a few years ago and when things started to stall I asked them what were their next steps? Would they refresh the pictures, get a featured listing, have they marketed out to people on their books looking in the area and price range. I think they'd have left it there ticking along if I'd not pushed. I did it all politely but it did get things moving.

I'd have a more open discussion with the EA about why they haven't secured you any more viewings and what they are going to do about it. You're paying them, they should be coming up with solutions. Don't do their job for them.
