Not brave enough to post the link, but I am really unimpressed with my agents. The house is identical to two others that sold for above asking price last few months. Should I insist that they pay for a promotion (or whatever its called) to put my property top of the list? We had an open house, 7 bookings, 5 turned up. One shit offer, one offer £5k under asking price. No more bookings so far. Im desperate to SSTC as going through a divorce and need to secure my next house.

We bought during the frenzy last year. We offered 2% below asking and then settled on 1.5% below, and the vendors were happy with that.

Not every house has been going for over asking, especially if vendors/agents have been pricing high.

I think people have much higher expectations now as the market has gone a bit mad. Certain houses here wouldn’t go for less than asking, ours included but you know when that’s the case as it happens within days.

We bought last year when the market was insane. Ours sold for 10k over asking and very quickly. However the house we moved too had been on a month and we paid 15k under. Perhaps houses don’t go for over very much in your area. I would have taken the 5k under.

Don't blame the estate agent for your mistake. You received a perfectly good offer and you rejected it! Hmm When I got divorced, we accepted 25K less than we wanted because we wanted to get it over and done with. I accept not everyone can do that, but 5K!! It would have made zero difference in the long run

Yeah 5k under asking is a good offer. Lots of people ignore the OIEO bit. You could have at least responded with a counter offer

If you are too scared to post a link, is that because you are disapointed in how the house looks? I searched on here and found lots of great tips on how to stage my house. Followed everything to the letter and sold for £17k over asking price.
