Which bathroom layout (with photos)

We're in the process of converting our loft into a master bedroom with ensuite.
We are unable to decide whether we install a 3 or 4 piece suite.
Options are:
A) 3 piece with large walk in shower
B) 4 piece with 900x900 shower and freestanding bath

I prefer option B but I'm worried if they'll be enough space, I don't want it to feel cramped. I'd love to have a completely child free bathroom!
I think option A looks a bit ridiculous and too spacious - if that is enough possible.

We have one other bathroom which is on the 1st floor and is a large 4 piece with a huge bath and medium sized shower, this services the other three bedrooms.

Pictures below, all sizes are accurate and to scale. We've already bought the vanity unit (long story) so can't change that for smaller.

We also need to take into account resale value, which option do you think is best?

We have a his and hers tall cupboard either side of the sink. Duravit do great ones.

Don’t have a skinny bath. You need 800 wide. Freestanding is ok if you don’t splash and have a cleaner but this bathroom is too small for a shower and a bath. Showers over baths are ok but they are never like a big walk in shower. They don’t require you to climb in and out of them either. I would go for the biggest you can get re shower and basin. Don’t have a layout that’s like a slalom course.

I would do shower only and put in a larger vanity with 2 sinks

Thanks all, bit of a mixed bag of responses.

Just a few things:
The basin/vanity until is 800mm its the only item we've already purchased and won't be changing to bigger etc (long story). DH also dislikes 2 sinks in bathrooms.
The toilet cannot go on the opposite wall due to the plumbing.
The actual bath we are looking at is freestanding but not roll top- this was the only option the online planner had that was the same size (1700x800).
We have so much storage in the new bedroom with a dressing room and make up area so we don't need uch storage in the bathroom at all.

the corner shower looks horribly tight, you are coming in the door and going to have to shimmy around everything

what about one of those soaking baths?

Or one of those victorian over bath chrome showers with the ceiling mountes shower rails?

We are flipflopping between the roll top/swanky shower over OR a deep soaking bath and a smaller shower. But it won't be until next year at the earliest so plenty of time for a miracle to occur and the bathroom to double in size. Hmm

Why not move the radiator and put a full wall length shower on the wall opposite the bath?

It does look cramped with bath and shower. Is it a nice room for relaxing in the bath? Good light, pretty view? If so, I'd focus on the bath area, and have the shower over it. If it's more for parental convenience and functionality, I'd go for just the large shower, but I'd want a different layout.

One other thought - do you need a full size basin/storage unit, or could you be mimimalist there, to free up space for bath plus shower?

We store towels and all toiletries in the bathroom cupboards plus loo rolls etc. In the vanity we have washing storage! We have one long sink. It’s big with two taps. 800 is fine though. I would be tempted to have the sink and loo on the same wall. Where is your drainage? What about a hand towel rail for the basin? Big tall radiator is essential.

The space between shower and the door (at the smallest point) is 880, if we had a longer shower against that wall I feel the gap between door and shower would be too small. We're at first fix stage so cannot move walls at this point.

I think the layout with the Bath would work with a normal sink. With the bulky vanity unit there’s too much in the room. My mum had a vanity like that put in her bathroom- you can barely get in the room for it, I hate it!

Even though I rarely have a shower I still like a bath in a bathroom. How about the shower over the bath, rather than just a shower? I’d prefer that to a XL shower personally.

We've planned for towels in the dressing room as well as a laundry basket. We'll have two built in shelves in the shower wall and was going to use the vanity unit for toilet roll, cleaner etc. So I'm hoping that'll be enough, we have an utilty room for any extra supplies.
I'd rather the toilet and basin were swapped or on the same wall but I'm not sure how that would work, the toilet is against the external wall where the soil stack is.
Good shout on a towel rail and yes, definitely need a tall towel holder radiator.

If your main bathroom has a bath then definitely option A.

Just one word of caution-maybe check once the shell is up how the space feels. We had a very large loft conversion put on a few years ago. The plans had ample space for freestanding bath and shower (around 2.5x2.5m). However, the sloping aspects and slightly lower ceiling made it feel much smaller than other rooms and so we rejigged it to take out the bath. I do miss having the bath I wanted in the loft, but I know it would have felt claustrophobic if we had so overall pleased we stuck with a large walk in shower…

That is a really good tip! The shell is now up so we've been able to get a good feel for the space - we only considered a bath after being in there today. It's in the dormer with a ceiling of at least 2.5m which I think should be okay.

Is your door fixed in that location? We did this a few years ago but we put the door in the middle of the wall. Our toilet then goes next to the shower and the sink is opposite the door where your toilet currently is. We have a freestanding bath with floor taps. It doesn't feel too cluttered and I love having the bath upstairs.
This is how mine is arranged too. Works really well. Not cluttered at all.

The doors open into the bedroom not into the bathroom so we won't gain any space

Yes, the door is fixed, we're too far down the line to move doors, I can see how well that layout works though. Although it would eat into my make up table space which is on the otherwise of that wall

1800 x 2650. Bath in the pic is 1800 x 740 but there are 1700 ones we like too.

We're going up there tomorrow (when we can see) and will be marking the items out on the floor. The electrician is arriving at 10 for the first fix so we need to be quick!

I've had all of my bathrooms done recently. Our downstairs toilet (and vanity) is 2m x 2.2m so I'm struggling to see how you would fit everything in.

What's the distance between the vanity and the bath and the toilet and the bath? Try mapping out the area with masking tape. I found this really helpful. It will be great to see it mapped out in the show room.

I really really want the bath to work for you!

Don't have the window above the bath. I had this for a while - I had to stand in the bath to open and shut the window which was terrible. I have put a really small curved bath now. (I don't like having baths though!) Is that an option on the wall with the door? And then the sink in the corner near the window - so you can use the window ledge as a shelf.

I like the curvy shower but I don’t like the bath being so close to the toilet, so I’d go with 3 piece but jiggle the layout. A massive shower where the bath is currently, and toilet and basin on same wall as each other opposite the door?

I would go for a large luxurious shower any day. But then again, I never have baths - even though we do have a large tub. I think the last bath was years ago in some fancy hotel. But YMMV Wink
