Which bathroom layout (with photos)

We're in the process of converting our loft into a master bedroom with ensuite.
We are unable to decide whether we install a 3 or 4 piece suite.
Options are:
A) 3 piece with large walk in shower
B) 4 piece with 900x900 shower and freestanding bath

I prefer option B but I'm worried if they'll be enough space, I don't want it to feel cramped. I'd love to have a completely child free bathroom!
I think option A looks a bit ridiculous and too spacious - if that is enough possible.

We have one other bathroom which is on the 1st floor and is a large 4 piece with a huge bath and medium sized shower, this services the other three bedrooms.

Pictures below, all sizes are accurate and to scale. We've already bought the vanity unit (long story) so can't change that for smaller.

We also need to take into account resale value, which option do you think is best?

The option with the bath, i.e 4 piece. If you want to soak in the bath, you don't want to have to trek downstairs for it. Its nice to have one in your own private space.
We are also going to be doing this hopefully this yr and our plans of last yr look similar to yours, so I'll taking inspiration from your thread. Can I ask where you've got your vanity unity and other bits from? our local dealer is pretty dear.

Far too crowded for the bath. I wouldn't try and cram it in given you have another bath in the house.

I'd personally put the vanity next to the shower and have the loo in the opposite corner.

Option with bath definitely. Unless you will be bathing young children in it? Which I assume you won't if the other option is no bath. (Just because there is limited space to do so.)

I'd always go for the one with the bath. I have a smaller bathroom than you which has got the same 4 pieces in and it's fine. You don't need room in a bathroom anyway.

I think the 3 piece - we have done the same in one of our bathrooms, prioritised a big shower. I think the sink is in the wrong place though. You run the risk of stubbing your toe on the shower tray if both of you are in the room together.

That's what I was thinking RE walking up the stairs wet from a bath, not that I have one often but when I do I'd also enjoy not having to fish the children's bath toys out.

We'll be buying all of our supplies from Victoria Plum, we kitted out our main bathroom from there and we found it to be good quality.

I would prefer option B as the one with the bath looks really cramped. It does depend on how often you bathe/shower though. If you use a bath every week and a shower every day I would definitely go for b. If you bathe every day I might be more tempted by a.

If you go for option a forgo the roll top Bath, they look really silly when they are up against a wall.

@OP I've heard lots of horror stories about Victoria Plum which is what put me off, their stuff does look really nice in the website. One plumber said their delivery isn't good and in the past orders have arrived in bits etc, is there any truth to this?

I think you need to go to the bathroom showroom and stand in a 900x900 shower.
I agree the space in a looks a bit wasted but you also don't want to be hitting your elbows on the side when you shower so if you are married to a six ft 4 rugby player it may be impractical.
Personally, I'd rather shower every day in luxury and have the odd bath in the other room but it depends how you live and if you have baths three times a week then I'd say the opposite..
With option a because you need to walk round to the shower you don't actually gain much floor space. It essentially comes down to is the shower big enough in option b

I would have the bath but I'd not have a freestanding one. If I think it would be better to have an inbuilt one so it seems less squashed in there (and have space to put your bath things/book) on the side. Also makes cleaning around it easier.

We went for your option a but it feels a bit like a fancy hotel bathroom with all the space and not in a good way, it feels like it’s missing a bath.

If, however, you'll be having a washing basket in there too, or extra shelving/storage for towels, I'd stick to only shower.

You can barely get into the bath! It’s a very cluttered layout.

I would ditch the bath. Instead I would have a very large luxurious shower. Ours is 1500 x 1000. I like the headed towel rail to be immediately available when exiting the shower.

Then look at loo and basin. Your basin looks tiny. Ours is 1m long. I like luxury.

Mock it up on the floor of the longe or whatever. Put the outlines of the samitarywaree on the ground using spaghetti or something

I would definitely keep the bath, but change it to a fitted one that will use the space better. It’ll probably be a bit narrower and that will give you more room.

Lovely big luxurious shower. No bath.

If you don’t use the bath often then it’s just another thing to clean every week (ours gets filled with dust).

The sink unit is tiny, I'd personally want it at least twice as long to have space to put make up etc.

i'd have the bath but definitely built in not freestanding. those corners behind the bath will only get full of dust.

if you drop the bath, I'd have a bigger washstand with the sink so that you have another cupboard and more space for storage. It is always useful to have an extra place to keep spare loo-roll & similar out of sight.

Is your door fixed in that location? We did this a few years ago but we put the door in the middle of the wall. Our toilet then goes next to the shower and the sink is opposite the door where your toilet currently is. We have a freestanding bath with floor taps. It doesn't feel too cluttered and I love having the bath upstairs.

We wouldn't use two baths, one would be sufficient, so I'd turn it into a double shower, double sink, loo bathroom.

We actually did something really similar and did the bath option. It works absolutely fine and I LOVE it.
