When is this mythical soon that people speak of?

Perhaps my local area missed the memo, as it feels like there's less coming on the market. Confused
I just wondered if anyone else was in the same position?

It's similar round here. No better/worse than January, in fact there seemed to be slightly more in January!

I think traditionally more come on around Easter don't they? We've quite a late Easter this year and he weather hasn't shown much sign of being Spring-like just yet. Perhaps as it improves so will the market? Although there are a few distractions going on at the moment.

Funny you should say that. I almost added it to my post, but then I thought I was being silly and just looking back with rose tinted glasses. But it really does feel like there's less on the market now than at the start of the year. Confused

East midlands here

There are more houses coming here on definately. The new builds and huge barn conversions are still not selling though...

April is usually when it ramps up but you won't see anything like activity of the past 2 years imo....no SD holiday and some of those who bought in the country or coast in a rush are selling up and moving back to the city in droves.

Also expect to see more downsizing...people just won't be able to afford to heat their huge 5 bed houses or pay the increased mortgage costs, energy and Council Tax bills.

More is coming on here at last.... not loads but enough to be interested in viewing 2 potentials this weekend (we viewed one last weekend too but it wasn't right for us in the end) which will please our buyers as we accepted their offer 3 weeks ago. Hoping a couple more might come on this week and we can settle on one and stop looking!

We're having photos done today so should be on Rightmove next week.

We haven't found anything suitable at all though so hoping more people want to sell soon!

Interestingly there are a rash of properties suddenly hitting the market here, just as I have decided to cease my three year hunt and stay put.

Rising inflation and memories of the sudden increase in Mortgage Interest rates to 17% in the late 1970’s in an attempt to reduce inflation then, together with the current astronomical fuel price rises, all cause a frisson of fear.

I nearly lost my home to negative equity while the late 70’s Conservative government tinkered with the interest rate mechanism and am too worried about where this is all going now, to factor in a move and more debt.

Cost of living going up, people are staying where they are and with what they know rather than risking bigger bills on a new property with higher costs.
I wouldn’t be moving at this time but I would definitely look at fixing my mortgage to the lowest possible rate and the longest possible term.

But could not that work the other way too? If the cost of everything goes up, people who have mortgaged to the max might decide to downsize? Or people just choosing to move to a smaller property if they have space they don't need (to use, or heat!)

People do often tend to wait until spring is properly sprung, especially if there’s a garden, since they look a lot better in the photos once there are flowers and the grass is growing again.

There’s a reason for the fabled ‘spring bounce’.

We were planning to move to a bigger house but we're staying out now. If people arent upsizing there won't be the stock for people to downsize to. The whole thing will stagnate

More people move to try and go up the ladder rather than down and a relatively short term increase in cost of living is outweighed by fees associated with moving, it’s only worth down sizing if you really don’t need the space anymore. Looking at Rightmove there are more existing properties being reduced in price compared to new ones coming on the market. To me it looks like things are plateauing.

Says who?
Is this your conclusion given inflation, living costs, Covid not gone away, interest rates etc? You could be partly right. Putting a roof over the family will become more difficult.
It may be that some people have to downsize, it might drive even more landlords to sell up. A few evictions even.
But this will not happen soon IMHO. After next winter perhaps.
Next October energy prices will rise again for households I believe. Let us see if fuel remains so expensive.

Houses seem to be selling so fast that you only see sold signs, not for sale.

Neighbour put house on the market on Friday, for £50k more than I thought it was worth (one bathroom, 3rd bedroom very small, although has a refitted bathroom and kitchen and a bigger garden than others). It sold yesterday morning. It’s crazy

We went live last week and... no viewings! So either there's something majorly wrong with our house, or people haven't put theirs up yet. Mine is one of only about 50 houses for sale so it's concerning no one wants to view Confused

I have just looked at rightmove for my area. So many have come on in the last few days, and very few saying “under offer” now. Last time I looked there were far fewer pages and a greater portion saying sold.

People say this as traditionally more houses did come on the market in Spring. Gardens look pretty, weather better, people think they want to move before the new school year in September means starting now to physically move in the summer.
Recent events may have skewed the market somewhat.

If people are struggling to pay their bills, they can't afford to move. I genuinely don't see how these people can downsize with the cost of stamp duty.

I remember a ''Negative equity'' period happening in the 1980's sometime.. and interest rates of 15% It was on the news a lot at the time.

Currently houses around here have rocketed in value which is bad news for first time buyers.

It will be very interesting to see what the future holds.
It seems old houses sell like hot cakes, especially if there are ''Good'' schools locally.

I have thought about moving to a more rural location, but City living is so utterly convenient.

Where i'm looking a few wks ago there wasn't much but this week quite a lot have appeared & some reduced so who knows
