When is this mythical soon that people speak of?

Perhaps my local area missed the memo, as it feels like there's less coming on the market. Confused
I just wondered if anyone else was in the same position?

We’re going on the market this week (London). Our estate agent says they’re mad busy valuing things and it’s all about to kick off on Rightmove.

I'm always looking and I've noticed more falling through, more available but the prices continue to be too high.

I live in a town with about 65000 residents.
On Rightmove in January there were 135 houses for sale.
As of this morning there are 62.

I wonder if an ‘adjustment’ is taking place? I follow the bottom end of the London market and I would say that the prices there are definitely lowering. These are probably second flats/btls in zones 2/3. Flats that previously were £225 are now £175.

My inlaws house was 60k in the 90s & sold for 1.8million.

That really isn't the experience for most of us, unless it was in a few London postcodes.

We bought in 97, and it has taken all the years in-between to hit £700k from a starting point of £130K. It is still a massive increase that would prevent most people in regular jobs considering putting in an offer.

Prices still rising here at the moment, property in demand due to lack of stock. With what’s going on in the world, I think an adjustment may take place but who knows, if you need to buy now you haven’t got a lot of choice. Most properties come on in spring to move in summer, usually after the Easter hols. So I expect more will hit the market soon.

Ooh I think this is finally happening in our area in the SW. It's been utterly dire since last October but I noticed couple of houses appearing on Rightmove in Jan and Feb, and somehow in the last two weeks there have been like at least ten 3-beds with gardens which is exactly what we've been looking for. Maybe this is the spring surge of new houses? Typically this happened a week after we put an offer in on a house that we weren't 100% sure about, but at least if that one falls through we might be able to find something else...

There are lots of properties each week (30-40 that make it to RightMove without being SSTC). Unfortunately, we have a wide search criteria, are looking nearly 300 miles from where we currently live (in rented)and we keep being sent properties that are still in the wrong location, or that have optimistic room descriptions!

I was alerted to a property by an estate agent last week at 9.15pm. Estate agent obviously already gone home, but I left a message. By the time they answered their phone at 8.40am next day, there were no viewings and 'best and finals' were being made at noon that day! Turned out they were a second estate agent to market the property- they didn't even get to do any viewings! And the original agent was one of those little online ones we weren't signed up with and they didn't advertise it on Rightmove/ Zoopla/ On The Market/ Boomin....

Photographer here today! It’s gloriously sunny and every pot out the front has been stuffed with B&Q’s finest 3-4-2 in-bloom plants, the car and every cupboard is heaving with crap – keep offering the estate agent and photographer tea then remembering the kettle’s somewhere in the shed Grin – and we’re having new EPC done as we’ve upgraded so much stuff.

All being well we’ll be on Rightmove in 48-72 hours and potentially first viewings this Saturday. All I need now is a flurry of things in Sussex to make it a buyers’ market there, please. Four- or five-bed character house with big garden on a naice road, please 🙏🏻

Fingers crossed it is, for you and me over in SE London!

After three gorgeous places coming on Rightmove on Friday (two are our budget, one a bit under) there's been nothing yesterday or today.

One of the above I am desperate to see (we're booking into an open house on Saturday 😩) as DH and I think it's The One, but it's almost certainly going to go to best and final.

Reading with interest.
I’m in outer West London and sold ours in a day last week. A large tidy 5 bed near station, good schools, parking, quiet road. Nothing particularly wrong with it but it’s nothing special. Most viewers had been waiting on agent lists so we had them all viewing in one day.
It then went a bit crazy. Long story short it’s gone for way over what we were expecting. We had three begging letters too from people desperate to secure it. Possibly that’s just a trick people try now but it did feel as though there is pent up demand.
Now I am in their shoes grin
Saw a few this week but it’s all the leftover stuff with something wrong. Work, road noise, parking. The only niceish houses are ALL tenanted. Feels as though BTL are offloading.
Best bet might be to secure a student let as I know they’ll leave in June/July. Don’t want to risk an aborted sale due to someone else’s tenants.

All the houses in are area are all started to be reduced . Theirs not many but they are either not selling or being reduced.
