About to put our house up for sale.. anyone else?

We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

  • finishing the last small jobs such as painting a ceiling
  • having meets with estate agents for valuation
  • nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

Are you going for sale soon? Tell me how it's going!

(we are in the South East)

We told the current agent first thing this morning and still haven't had any acknowledgment! Par for the course on their usual reaction or lack of.

Having a wobble again.....nothing in my budget on the market.....they want to come and do o e of those walk round videos take photos etc it's going to take 2 hours. Stressing about having g house pristine etc.

Hi @ThinkAboutItTomorrow and @Doubleraspberry I’m feeling your pain. It’s somewhat bewildering when bidding wars were talked about at the start, yet the reality is that I’m now struggling to get anyone to come and see it, let alone put offers in. I’m wondering what my EAs are actually doing, but also not sure if there is more they can do when it’s on all the right websites and up in their window etc. God, this all can really make you paranoid!

I have had a couple of letters through from property purchasing companies; this would never have been something I’d ever had considered but am now starting to feel they might be my only option. Does anyone have any knowledge of these kinds of companies, and if so, are they dodgy?

Our vendors have just called DH to invite us to a street party so we can get to know the neighbours.

I simultaneously think it's a lovely gesture and also horrified that the EA gave them his number!

Sorry so many of you are having so many problems, it really is a nightmare at the moment.

Haha. This is sweet but I’d feel a bit ornamental before having moved in!

@Melminiani try not to worry too soon! I think when we’re constantly told about bidding wars you feel like you have the worst house ever if you’re not that. I think things are slowly significantly and remember in a normal world being on for 3 weeks would still be fairly new. I’d definitely chase your agents to find out how much ringing around their books they’re doing, whether they’ve put it out to other branches - they need to be proactive.

We have officially changed agents. There were two last viewings on Saturday but, true to form, no contact about them at all from the agents so clearly no interest. New lot are sorting out photos, video and floorplan, and hope to have an open day on Saturday. Goodness only knows if there is anyone left locally to actually come to the open day!

Hello all. Just wanted to ask those on this thread who are in the process of selling. How quickly did you get the draft contract pack to your solicitor? We've had an offer accepted and it's been two weeks we've had radio silence as our solicitor is still waiting. Is this usual?

@tokyotea we got ours to the solicitor within 3 days. But we knew what to expect, had kept all the relevant documentation together, got scanned copies of things so it was fairly simple to pull together. The fixtures and fittings forms, whilst lengthy, were straightforward as we knew the answers. It's fairly obvious our seller for this purchase (elderly man who has owned house for decades) didn't know what to expect so it's taken a lot lot longer!

Hello, can I join? We have primped and polished our house, instructed an agent on Friday and instructed solicitors today.

We’ve completed all the solicitor forms, which took forever, and the EPC person is here this Thursday as is the agent who is preparing the brochure. Hoping they can sort photography the same day.

We are aiming for the 27th to put it on the market.

We got the forms etc from our seller today from our solicitor. From the date they were signed it looks like about 10-14 days from offer accepted. That was a month ago. The solicitor waited until we'd had our survey done in case that brought up any problems. So I think the forms have been ready to come to us for about a fortnight but only just got them.

We've had the contract through to sign for the house we're buying and mortgage has been approved and certificate sent through.

We're querying a couple of things on the sellers pack but nothing major.

Still waiting to here what's going on with our buyers as the chain from us onwards is pretty much sorted and keen to set a date.

I've started packing a few things like the multitude of framed photos on the stairs, but don't want to commit too much until we hear from our buyers.

I need to get rid of some furniture that we can't take with us but again, don't want to commit until it's definitely happening!

How is everyone else getting on?

@CornedBeef451 not going so well at this end 🤦🏽‍♀️ My house has now been on the market for 5 weeks and only 2 viewings in all that time. Not sure what else my EAs can do tbh. They’re a small independent firm, loads of great reviews but I feel like apart from putting my house on all the relevant websites, there’s not much more they think they can do, so there’s nothing more they are doing iyswim…

Glad yours looks like it’s moving in the right direction and hope you hear from the buyers soon.

Some near here are still selling within days but other perfectly nice looking houses are lingering and I've no idea why.

Oh no Doubleraspberry 😓 Really sorry to hear that Melmiani. It does seem like no logical reasons sometimes. I think the market in some places has slowed but there are people renting still waiting so sometimes something comes on that is exactly what they have been waiting for.

Buyer’s lender does survey after all other checks so that is next hurdle for us.

Our buyers have been in touch with questions via the solicitor do looks like things are moving along. It's a bit of a relief, I was imagining having to find a new buyer and dreading it.

They seem to want some sort of insurance to do with the shared drive. We've sent the query back as it's not clear. Got the boiler checked today so they can have the certificate and just waiting for the roofing company to send through the guarantee for the work they did.

Turns out my obsessive decluttering and sorting has been useful as I have most of the paperwork to hand rather than rammed in a drawer somewhere.

Got photos through for approval, not that impressed seeing as I'm paying for them so I've had a moan will hear back today. It's more real now I've seen brochure, I'm worried I will sell and not find anything....

Sorry to hear @Doubleraspberry that's frustrating beyond belief.

Our new agent started on Wednesday and so far we've had 10 viewings. I'm really impressed as I thought it was a long shot & assumed everyone would be signed up to all agents & looking on Rightmove.

It brings the total to 50 viewings. If it doesn't work we've started plan b which is to rent our house. Makes for a humongous mortgage but at least gets us moved before senior school applications.

About to put ours on with a large local agent. We are a bit older and wanted to be guided and looked after but it has not even got on the market yet and things are a bit of a mess. I signed the contracts and they rang me and told me I hadnt but I had the certificate showing I had. The photographer came out and spent two hours here, nice guy, all fine. He was meant to also do the EPC. I had to leave for the school run and assumed it was done as I had paid for it.

Just got a feeling all was not right and rang to speak to my sales person but she was off. She rang to say that they had failed to do the EPC and that it would have to be done again as it was a "trainee" error.

Also the pics have missed out the hallway, landing and stairs and upstairs loo making it look like we have one loo only! Rest of photos are nice though. No front door either!

I then discovered my assigned worker is now off again for ten days. I kept getting passed around and it is like no-one is taking any responsibility. Will I ever get on the market I wonder. They made a big deal of having one point of contact as well which was one of the reasons I chose them.

Am I being fussy or would I have been as well just going with someone like Strike?

After 64 booked and 41 attended viewings, we are still without an offer and now clearly the cheapest house around in our size/location bracket. Estate agents still being very proactive. Quite fed up.

@Alexahelp you could be us. New agents have been silent all week other than sending us the photos, which are far less impressive than previous ones from them. But it’s not online and no idea why not. We are the cheapest house of our square footage by far in our area, including ones that need to be done up. At this rate we will sell once the tenants leave because it’ll still be on the market. Only a month or so till then now! It’s so frustrating.

@ThinkAboutItTomorrow it’s a nightmare isn’t it? We’ve had over 50 viewings and not even a slightly cheeky offer. @ElsieMc good luck. The EPC does sound like a cock up but photos frequently don’t show everything - that’s what the floor plan should help with. We have deliberately not got the photo they took of our back bedroom because it looks cluttered.
