we have been looking for months now and we’ve bid on 3 (one best and final and 2 lost out to higher bidders, although that might have been us being played) saw one today, we love it…. But can’t get excited as 9 viewings today and multiple offers around the asking price (words of the estate agent) do we offer over the guide price? No talk of best and final yet….

Hi @fringeandtrainers not sure if it's the norm atm where you live to be doing offers over, but if you can afford to go a bit over asking, then I would (obviously this depends on your overall budget, deposit size etc just incase of major downvaluation). If its a property you plan to stay in for many years and your budget allows for it, then it likely won't matter too much if you've overpaid.

MILs house is now cleared and the home report and photos are being done on Monday, fingers crossed there are no nasty surprises! Place wasn't well looked after by her for many years so are predicting a lot of category 2s! We also had our AIP today from our mortgage provider. Just need to wait for the dream property to appear - I predict this may be mid August as that's when the Scottish schools go back after the hols!

@InTheCludgie thank you, we went 12k over on a vest and final and didn’t get it … I’m a bit scarred from this whole process. Fingers crossed a dream appears for you too

Thanks @fringeandtrainers , where we live (and want to stay as the kids schools are here) the type of houses we're looking at are currently going to sealed bids and selling for about 50 to 70k over asking. It's a very desirable area as it has some of the best state schools in the country so we're really up against it. On the plus side, someone will buy our current home for the same reason (though we won't get anywhere near 50k over asking for it!)

Congratulations @SugarDatesandPistachios ! Hope the move goes smoothly for you. So DH has had an offer on his mums house already, it's not officially on the market yet. Potential buyer has asked DH to name his price so it doesn't go to market. He has given the EA a figure to pass on, waiting on them to come back with a response!
