My number is 21 as am off to see something I love tomorrow. AIP came through yesterday which was good timing.

We offered on something last week but it wasn't really big enough and after speaking to builders about the cost of loft conversion I got cold feet and was really hoping they said no to offer. Feel that we were played by agent.

Had second viewing and whilst in car waiting for agent a couple drove by very slowly looking really hard at it. Asked agent if had any offers and she said no, then said actually yes but they weren't proceedable. Then a bit later said there was a viewing next day from sending in London.

Later we put offer in just over asking price. She rang back and said guy travelling back from holiday and had to speak to sister. Also she has called the lady who wasn't procedable and she now was but has a lower offer than ours and she didn't know chain situation. The people from London appeared to have vanished.

She then rang next day to say that lady under off to cash buyer and had upped her offer a bit. By then we had cold feet about cost of work and said in that case we would bow out as our buyer had to get a mortgages. She said was I sure and it is up to the seller who to chose and pushing to stick with it a bit. I said it was a no brainer for vendor and that we now needed to up our budget a bit and look at something bigger.

She said she would circulate new requirements to other offices and ring me if anything changes then the one I am seeing tomorrow came on. The original one still isn't showing SSTC but it has been Easter so may yet but I had a really strong sense she was playing us.

I'm starting to see reductions starting to come through now a bit. Anyone else seeing this at all?

@Volterra Only on crap stuff, unfortunately, that was initially “confidently” priced – I.e. 2-bed houses marketed as 3-bed cos you can use the sitting room as a bedroom, and priced like a proper 3-bed. Or wow-factor decor on the outskirts of town on an A-road next to a McDonald’s, priced like a similarly decorated house in a conservation area. Or simply dark/small/tired/historical crap conservatories and such that no one wants even in desperation. My sense is that while we’re all still in “the race for space” we’re all aware how hard it is to be in the wrong or too small house, building work is expensive, and who knows what pandemics and crises the next 10 years will bring? So why compromise on a bad house – hence the reductions. Everything good, or fairly priced fixer-uppers, is still going to best and final within days, I’m finding.

That makes sense and we have shifted what we are looking at to ensure space if the DC boomerang back. Usually we would love to do building work but I am very wary of anything needing square footage adding.

I haven't really had time to look but I think it is most likely the reductions are similar to the reasons you have given Stuntbubbles.

@Volterra it sounds like something was off about that viewing and property, for you anyway. Very excited for you re tomorrow’s
viewing! Can you remind me if you have an offer on yours? My brain is fudge.

I am seeing things start to reduce actually, only by a little bit, and mainly houses that aren’t nice but would have flown off the shelves last year.

Waiting for our AIP to be confirmed (looked into more thoroughly), it’s definitely stretching ourselves but we feel it is worth it. It’s only the first step in a series of hurdles though, so I’m trying not to be too optimistic. The property market over the years has left me cynical!

The house we are bidding on has had a few offers fall through (mix of silly buyers and stubborn vendor) so it may just fall to us at the right time! We’ve never been able to match the figure of the previous winning bidders but looks like the vendor is finally realise the highest offer isn’t always the best one!!!

Just can’t bring myself to hope just yet!!!

SugarDates how exciting, you are bidding on something!!! I have everything crossed for you . Totally understand about not allowing yourself to hope.

We had 3 offers all at the same time after nothing for ages and went for a bit less than could have got as people are in rented. It is the bottom of what I was hoping for so pleased with that.

My AIP is here and been chatting to broker who said things generally going at or slightly below asking price where we are looking rather than above.

I've not noticed reductions but several houses have come back on the market, guessing that the sales have fallen through. Possibly people overriding to secure a house but can't follow through on it?
Also, this year so far the vast majority of houses within our budget haven't gone to a closing date. Last year it was crazy, closing dates being set after a few days on the market for almost all properties. One house we viewed in November had over 100 viewings and went under offer at closing date. Not sure if this will be the trend for the rest of the year or not though.

Well our AIP is firm, we are calling today to see if the vendor will accept our offer (they are apparently on the fence but we are the only ones bidding now and they want a quick sale hence contemplating our lower offer!)

Feel sick with nerves and have mindlessly eaten a lot of chocolate!!

The one I thought I would like I didn't. Had another viewing somewhere that was pleasant but not for me I don't think. But the one I thought I would like has a neighbour renovating with plan to sell in autumn so had a viewing on that and taking DH at the weekend.

@Volterra Just goes to show how important viewing everything is! Why didn’t you like it in the end?

Well the bank have been super fast - mortgage applied for Thursday and they’re going out on Monday to survey it. 😬 We still haven’t had our offer accepted yet and anyone who offers the shiny carrot of more money will likely be placed above us!

We are now telling our buyer we have found somewhere though and for them to get going. I hate the idea of waiting on other people I don’t know in order to get my dream house! Ha, the house buying game is madness.

My worst fear is that our buyer takes too long to get to the exchange point and we lose out just at the last minute to fresh, cash buyers!

Getting ahead of myself though as need to get the mortgage offer first!

It is such a ridiculous system in the UK. Good the bank hsve been so quick.

The house i looked at felt less spacious than details suggested and had a corridor to bathroom in eaves that my DS was too tall for .

I'm quite excited about what today's viewing with DH in tow will bring . Also starting to get a bit twitchy about no survey on ours yet, agent was going to chase ah the end of this week

@Nothappyatwork that’s the spirit! Joking aside, I always find if I’m suitably negative in my thinking, I won’t jinx anything. Therefore yes, let the crash commence! (That’s reverse psychology I’m using on the housing market there, if the housing market was an entity, I’m imagining some sort of Jabba the hutt type creature)😅

@Volterra Sounds like the photos were deceiving! Out of interest - if your buyers are doing surveys, things that incur costs etc but you have not found a property, what will you do, if you can’t find anywhere to move?

I was wondering about our buyers incurring costs and then us not finding anywhere etc so we were holding fire until our offer was officially accepted. Or whether it’s better to tell them to crack on, as the delay could cost us the house.

We have somewhere we can go to which helps hugely. I think when today's get agents around they will decide on a price higher than initially discussed and out of our price range .

largely furious that there’s NOTHING on Rightmove, not even things I don’t like to at least satiate my need to look at Rightmove. Bastard housing market bastards.

@Volterra That’s frustrating that it will be possibly out of your price range. It’s infuriating to think pre pandemic it would have been a lot less!

@stuntbubbles I’m so sorry to hear that, did you cry? I think a few years ago I would have been heartbroken and cried if something fell through but these days I feel cynical and actually as if ever finding a house and actually ‘winning’ it, and then having it complete feels like it’ll never happen.

The valuation occurred on Monday and yesterday our broker asked for some more details that I imagine the underwriter wanted. Feel sick waiting 🤮

Stuntbubbles oh no, it is brital isn't it. A relatives house went on the other day and had 10 viewings arranged in a couple of hours, madness.

sugarDates waiting is hideous. Am not liking waiting for the valuation Here, buyer has chased. Bit annoying about the place we looked at as when this started he said it woukd be about the sake price as next door that I had seen and that would hsve been fine. But I think knowing what he is doing to it the valuations will come out much higher.

I'm having cold feet about downsizing at this point, I think the DC might need to be older and more settled and with it being so tough out there I would like to have somewhere they can stay and bring things when needed. With some adjustment out temporary accommodation fits the bill and I'm now measuring things against it . Tbink we will end up there now.

Totally understand how you feel but it is a start! Our buyers and bringing their DC to see it this afternoon and have passed financial checks so the survey should be happening soon plus conversation has started about completion dates. We’ve answered the enquiries raised.

Still feels like lots can go wrong but one step at a time...

So we found out yesterday that MILs house can be sold, don't need to wait for trust to be dissolved. By the time it's cleared etc it should be on the market by late summer. DH won't want to deal with it until we come back from holiday at the start of August so it should hopefully be under offer by September. Keep fingers crossed for us that a house for us comes on the market in autumn!
