Omg oven broken and move in 2 weeks

Argh! We are due to move in 2 weeks and the oven has just packed in, struggling to find one that fits the space perfectly. Any ideas?

I imagine it’s on your survey isn’t it? Or atleast the description of the house. Yeah I’d try to replace or give them a hundred or so to say sorry. I mean to be fair, it could’ve packed it a week after they’d moved in and they’d have had no recourse.

Have you said it is included in the sale on the fixtures and fittings form? Have you exchanged contracts yet?

This happened to us two days before we were due to exchange 😯 it’s on the fixtures and fittings list so you have to replace or repair it unless you want to risk them taking legal action. Realistically I don’t think they’d bother as it would cost them more to take you to small claims than it would to just get a new one themselves. But it’s hassle you don’t need.

I got a £130 oven from curry’s and manage to find an electrician who charges £49 to fit it. It took him approximately 4 minutes, I was slightly aghast and had to stop myself working out what hourly rate I had just paid him 😭 (I know it’s a minimum call out charge type thing, before anyone jumps on me!). Sorry I think you just have to bite the bullet.

We had this but it was the dishwasher. I just bought a new cheap one on the basis that it was cheaper than trying to deal with solicitor letters about why the dishwasher was broken.

We had an integrated dishwasher break a few weeks before we sold our house during our last move.

Replaced it with a cheap one from AO.

Don’t be the person who leaves your buyers with a broken appliance.

OP our boiler broke days before completion. We got a quote for the part and offered to either have the boiler repaired or pay for the part. That might not be legally necessary, but it was how we would like to be treated as buyers. They chose a contribution towards to cost of the part.

If you aren’t able to replace it please let your buyer know. My parents last move, the seller didn’t tell them that the freezer tripped the electrics, so left their old one behind and were stuck without one for a while. The seller also hid a huge crack in the hob with a large pan during the viewings.

None of these things would have stopped my parents going ahead but it would have been nice to know so they could have replacements ordered for delivery asap after moving in.

You have to fix it it or pay them. I repaired our extractor. Our gas fire also packed it in but the buyer was going to take it out anyway so just said to cap it off.

Agree you have to replace it - but an alternative could be agreeing an amount of money you’ll give them to buy a new one when they move in? Less hassle for you and they get to choose their own oven?

Either repair or check for a secondhand one? We moved into a really dated house last summer but can't afford new appliances so found a double oven going for £80 on Facebook Marketplace and there were cheaper ones there too. Dh fitted it, it's not a tricky job. 😊

An you try to get a second hand one that will fit? Similar happened to us last year and we managed to pick up a replacement for £50!

Can't you repair it? A replacement element might cost £20-30 + someone to fit it. Cheaper and better for the environment

If it's just the element then it is usually cheap and easy (videos on YouTube) to replace

I'd let your buyers know and offer to replace with similar or offer the cash equivalent - which would they prefer? As a buyer I'd prefer to know and then I'd consider taking the cash and replacing with a better model than be left with a brand new cheap one.

The integral fridge didnt work when we moved in. I never gave it much thought tbh and would certainly not have bothered chasing the vendors over it.

In our oven broke - just wasn’t heating up. Quick Google and I realised it was the fan. Repairing would have been over £100, I bought the part on eBay and did it myself with a YouTube video. I never do DIY etc, no good at that stuff, but even I could fix it!

I think that if there is a significant time lag between offer and exchange, these things are inevitable.
I think personally, contact the solicitor, explain the situation so they're aware and can order an oven that suits them.

Let them have the hassle.

Worst case you say, OK, you'll buy a secondhand one if they quibble.

I’d offer to replace with a basic model / second hand or provide £300 cash towards a replacement of their choice.

You have two options. If you're so close to leaving I'd be tempted to contact buyer and tell them and work with them on it with a willingness on your part to give money up to the cost it would be for you to replace. The reason I'd lean towards this option is becuase they may have plans to renovate your kitchen and it would be a hsame to waste a new appliance. On the otherhand they may need the oven immeidiately, and that would fit with your second opton to just go ahead and replace it but you've gt a tight schedule for this.

When we bought the previous owners had discovered a roof leak. They weren't able to get the repair before we exchanged so they paid for the work and it was carried out a week or two after we moved in.

My seller didn't tell me one oven wasn't working and they sold the dishwasher (on the fixture and fittings list) before completion.
It's not worth wasting more of my time to argue about it.

Get it repaired, unless you are in the middle of deepest Wales, I'm sure you can find an appliance repairman. If you're south Oxfordshire I can give you a name.
