Where in London can I get 3 bedrooms for 800k?

I am planning to move within London after my kids leave school in a couple of years. Don't want to say where I live atm, but I've never really loved it, and moved here for family and work reasons that don't apply any more, so I want to move somewhere that suits me better.

I don't want to be right on the outskirts, prefer city activities like museums and galleries to countryside, and I don't have a car. Ideally I'd live in Zone 1 but that's not realistic for what I want for my money, so am thinking Zones 2-4. I can't move outside London, no matter how much I could get for my money. Ideally I want:

Max price 800k.
3 bedrooms.
Garden/outside space (not shared).
Close to a station.
Somewhere that feels safe to go home at night.
A few local amenities like shops, library, etc, but don't care about bars, nightlife or how trendy the area is, definitely prefer safe and boring to trendy and high crime.

My plan is to spend time now exploring different areas, and working out all the pros and cons so I'm ready to move once my youngest finishes school. Any ideas for areas to put on my shortlist? Or other factors I need to think about? Suggestions I've had so far are Brentford, Crouch End, Southfields, Cricklewood.

For sheer bonkersness I might look at this www.rightmove.co.uk/properties/117098861#/?channel=RES_BUY

Possibly might need a lick of paint depending on taste Grin

I would try wandsworth which is pretty close to central London - downside is forget the tube unless near Clapham north or south , up side is Clapham junction is very handy & buses pretty good.

I think it depends what you want - the prettiest 4 bed houses will be above budget I suspect but a maisonette , garden flat , more modern house might very well be possible.

I lived in Greenwich once , easy train to Waterloo east for South bank . But visited recently & v busy.

One thing I would say is if you like Southbank have a look at the overground and underground rails stations from there ( both Waterloo and Waterloo East ) and plot the times from there and get a proper bus map as well. Then you can perhaps draw a map of how central ( in time) you want to be and take it from there

Thanks for the Elizabeth Line info. I used to work in Ealing a few years ago, so it quite appeals to me as I know the area a bit.

A lot of London has seen prices stagnate for a long time, unlike the rest of the country. So places that we think of as expensive aren’t shooting up in the same way.
I don't think you're correct.

I know a lot of people looking to move/but in London over the past 2 years during covid period and were massively priced out of areas due to the high competition. My neighbours put their flat on the market and sold within 2 days way over the asking price.

Prettiest 4 bed houses in Clapham J or battersea will be 1.5m+

800k around there gets you an average 2 bed flat, possibly with some small outdoor space if you’re lucky.
