Where in London can I get 3 bedrooms for 800k?

I am planning to move within London after my kids leave school in a couple of years. Don't want to say where I live atm, but I've never really loved it, and moved here for family and work reasons that don't apply any more, so I want to move somewhere that suits me better.

I don't want to be right on the outskirts, prefer city activities like museums and galleries to countryside, and I don't have a car. Ideally I'd live in Zone 1 but that's not realistic for what I want for my money, so am thinking Zones 2-4. I can't move outside London, no matter how much I could get for my money. Ideally I want:

Max price 800k.
3 bedrooms.
Garden/outside space (not shared).
Close to a station.
Somewhere that feels safe to go home at night.
A few local amenities like shops, library, etc, but don't care about bars, nightlife or how trendy the area is, definitely prefer safe and boring to trendy and high crime.

My plan is to spend time now exploring different areas, and working out all the pros and cons so I'm ready to move once my youngest finishes school. Any ideas for areas to put on my shortlist? Or other factors I need to think about? Suggestions I've had so far are Brentford, Crouch End, Southfields, Cricklewood.

West Hampstead was my fave place when I lived there. Best connections. Probably some ludicrous prices but maybe if you're not quite so close to the tube might work.
3 beds AND outdoor space for £800k? No chance. Maybe in Cricklewood but not in West Hampstead.

A 3 bedroom house with a garden in Vauxhall is basically impossible.

Most of these recommendations are quite far out and/or not on the tube, which - though I know some disagree - really does make a difference to my sense of being connected to central london.

As a pp has said, MN skews towards zone 4/5 because ppl wiht small children want good schools and bigger houses/gardens, but OP, if you're happy with a maisonette Zone 2 and even some zone 1 is your oyster. For eg Kennington is excellent and still crazily underpriced in my view, and I used to walk to the South bank in 20 mins.

I’d say Hanwell rather than brentford as it’s on crossrail so better for town/exploring.

I would look a bit further out with good transport links, you may be out to museums etc in the first few months of retirement but surely it won't be more than once or twice a month when the novelty has worn off? Maybe travel abroad more or other places in the UK.
Theres only so many to see.
I'm a SAHM with teen kids, nothing to tie me down, pop to the theatre once every 3 months, exhibitions, 4-5 times a year.

Wapping is lovely and quiet (and pretty safe) but this is the only flat within budget:

Outdoor space is 2 balconies though, and a shared outdoor area. But it does have river views and is very walkeable. (I live in the area and often walk home along the river from a night out in the West End)

If anyone actually finds a nice under £800k 3 bed with a private garden in Vauxhall, Oval, Kennington, Stockwell etc. then please let me know too!

yes there are some lovely little terraces in these locations but generally well over a million.

These places are lovely if the OP happens to find another £500k behind her sofa or something!

It’s a very specific area, but the area between Finsbury Park, Manor House and Arsenal tubes would suit you. Amazing transport whilst still being green (Finsbury Park, nature reserve, Woodberry Wetlands) and a nice feel. You’d get a 3 bed Victorian conversion garden flat for £800k.

My godmother retired to Highbury/Holloway and it’s been great for her as she doesn’t need to drive, free tube travel and easy to access different amenities. Similar to you, sold up the four bed house in the suburbs and moved to z2.

Honor oak park, forest hill, Crofton park all fit the bill. Easy to get to south bank / London Bridge / shoreditch. Great sense of community.

I think it depends on the vibe you want really. I think sounthfields would be a good call, but you’ll only get a maisonette with a small garden, and be aware that noise can be a big issue (so I’d go for an upper maisonette if I were you). My other choices would be Colliers Wood (nice parks and brilliant community once you get off the main road but traffic can be an issue), Hither Green (again lovely community), Charlton or Highams Park. This would be my pick in Hither Green

A lot of London has seen prices stagnate for a long time, unlike the rest of the country. So places that we think of as expensive aren’t shooting up in the same way.

I guess we have a different definition of 'lots'. Between £700-800k, there are FOUR 3 beds in Highgate but NONE of them have the outdoor space the OP wants. Which takes us to NONE in Highgate unless the OP is willing to find an extra £95k as she can get a 3 bed flat with a terrace in Highgate for £895k. That's the only one on the market though.

Damn you're right. Sorry. We bought a 2 bed with garden in 2017 for less than £650k and thought it would only be about 100k more but just looked on Rightmove.

Fucking hell.
