Vender took 3 months to find a house

So it transpires that our vender didn't find a house for 3 months after they accepted our offer and didn't share this information with us.

We are now having to move out of our house next week and the venders searches aren't apparently due back until the end of March.

I know they are mortgage free are we being unreasonable to say take the indemnity insurance (we are willing to pay) and get moving vs wait for the searches.

I feel like a witch forcing the issue but come on 3 months!!

Anyone else been in this situation what did you do? I feel like even waiting for them it will be quicker than offering again but the principle of it is driving me mad

Well done bullying and stomping your feet worked you can be very proud of yourself
It's not so much that she could have paid to have the searches done quicker or took the indemnity. Our buyers can't wait, we are moving out to give her some time to pack but not the amount of time she wanted which I think is fair.

Unfortunately up here it's a buyers market especially at that price point. We could walk away from the purchase today put an offer in and as we are happy with the indemnity and so is our lender we would have a choice of vacant properties. So could our buyer!

If she doesn't want to move quickly maybe now isn't the time for her to be in the market. COVID has changed the way things are on a lot of ways hopefully as it forced lenders to take them the indemnity policies will become the norm.

We gave her the option that we would walk away but she didn't want to lose the sale so she compromised as have we.

Oh what a surprise that the OP claims its all worked in their favour!

The OP doesn't want to lose face by coming back and saying 'she called me a bullying psycho and now we've lost the house'. Either this or that whole transaction is a figment of OP's warped imagination because 100% this didn't happen as they have claimed.

Op has made it perfectly clear it's a buyers market anyone can back out and snap up another house!! But with this abundance of housing stock she doesn't want to lose her buyer because it would spoil the experience for them !! ( sarcasm)

Not forgetting that the vendor's purchase doesn't matter in the slightest because she doesn't have small children and that absolutely everybody in the world has family and friends who can put them up if they willingly make themselves homeless to accommodate their bullying buyers.

It was quite frankly the most stressful experience of my life.

Your buyers can wait, btw, it's just that you bowed down to make life easy for them and no one else in the chain has to do the same.

I wouldn't be surprised if this chain collapsed in the 11th hour, but good luck.

Well she agreed to exchange as she has the indemnity so let's see her pull out now be a nice pay day for us if she does.

It's not bullying to give someone a few options. Remind me not to move where some of you guys live if people don't talk to each other rather than drag a solicitor into everything. I've just text our buyer if they want a free trampoline and got a yes please.

For all those who wouldn't take indemnity I would seriously research your area if your planning to move. Some have been subjected to cyber attacks so it's indemnity or don't move. The stamp duty holiday also forced it and it seems to be here to stay when we sell on in 5-10yrs I imagine it will be the norm. Maybe our generation just aren't as cautious as some of you or have grown up with the digital age so can understand the traditional route isn't always the best.

Op you do realise a verbal agreement is not enforceable she could change her mind and pull out . But I guess it won't matter if you stay with one of your many friends until you secure another off the many available house's in your area and your mortgage offer doesn't expire.

Well there was a thread recently around a similar issue but the person wanted to go and visit houses before she had sold her own house.
She was told her request was unreasonable. It is a seller market. Just sell your house and look for one for you then.

The problem I have with that is the one you have encountered. If you have specific requirements (eg a house with a granny annex) it might wll take you a LONG time to find a house yourself. And this will make everyone want.

Apparently that’s ok.

Or you just need to rent waiting for the house you have just bought (or nearly bought).

The reality is that 3 months to find a house isn’t that much depending on what you are looking for.

Have you considered she may fall sick , house burns down, roof blow off anything.
There is a reason most people don't make themselves homeless until the solicitor has completed.

If you haven't actually exchanged there won't be any financial penalty if your vendor changes her mind.

Whereabouts in the country are you? Your description of your local property market seems to be very different to most other places at the moment!
