there is a property for sale - it is also on an auction website.....pls read want your opinions on what kind of offer

there is a house that has ben gutted and plastered and has new electrics - it has no kitchen, no bathroom and no central heating.

this means that some people wanting 100 % mortgae are going to find it v. dificult

this isn't really in the price bracket for anyone other than a first time buyer

its a twon centre location with fuck all garden and so i cant see young families wanting it

all in all i think that the possible buyers for tis property are limited

it was put up for action at 155 - 165k it was them removed from auction - i dont know why

what i do know ( having enquired about auctions myself) is that they will have paid at least £200 to list it.

the plot thickens

the developer who cant be arsed finishing this property has bought the commercial shacks round the back of the property and is wanting to build "mews" there.

it is on witht he estate agent at 180.

i want it

my dh wants it and he really doesnt give a shit usually.

it has 3 bedrooms and although the whole place is built for gimli and his merry band of dwarf bothers, we can only aford bed terrace at shit end of town with much hope to but boards and a velux in loft space for one of the kids.

v. excited by the prospect and have 80k deposit so am thinking that my getting a mortgage is prob going to be no bother

right then i am petrified of putting in an offer - now remembering that this place is on at £179950 with estate agents but 155-65 with auctioneers AND the estate agent said that an ofer of around 170 would be accepted

and i know its been on market for a bit

what offer would you put

am thinking of chancing my arm at 158,650

is that completely taking the god damned piss?

Yes, my mum's house is now sold pru. All happened very quickly (bit too quickly for me really ) Our asking price was 6% above valuation and it sold at 4% below valuation - so they think they got 10% off but they didn't.

havent sold my mums house not a dickie of interest and i'm not surprised - although unlike tinker i cant wait to get rid i never want to see it again

Am I being a bit to wonder why developer doesn't just stick in a bathroom and kitchen to sell? Sounds a bit odd that s/he is prepared to let the house go for below its market value for the sake of £2k of extras (it wouldn't have to be very nice kitchen/bathroom after all). Time it has been with agents/auctioneers, work could have been done, surely?

The only time I tried to buy a shell off a developer it turned out the whole building (of which this was one part) had been so badly renovated, entire gable wall was crumbling.

yes it is a little bizarre to count on someone not having a thourough survey

just checked rightmove and tey have lowered it to 169950

that ten grand of what they were asking

i havent had a reply from them but i guess that if they have ben instructed to lower the price they are going to wait and see what kind of offers they get.

although i want this property dearly i know that nothing ever goes smoothly for me and that if we did buy it it wouldnt be an easy thing just sticking in akitchen.bathroom and central heating and finishing off small things like a couple of light fittings and skirtings.

so am a bit stumped - i cant for the life of me see who would buy it in its current condition - a developer couldnt make money on that in this climate, first timebuyers cant ge the mortgage

They may come back to you though.A property in that state would be my ideal adn a fair few others who would probably prefer nothing as opposed to ripping out old manky stuff.(which costs to have removed and taken away/skipped)If they lower it and still don't sell they will come back to you adn they will also have trouble when the survey comes in if the surveyor down c=values it .Fingers crossed they change their minds.How much would you need to spend before you could live in it?That should be a factor too

Custy if you really really want it then add to the price. but in your position I'd hold my nerve. HOWEVER I don't want to be the person who tells you not to blink and makes you lose the house, can you imagine, every time you saw me on here you'd be muttering, 'there's that ct www, she made us lose our fking house of our fking dreams'

they said they might get back to us tomorrow and at that point i will offer 160

dh reckons it will cost 10k to do the house up.

its 2 mins from the sea - can you imagine?

i know that 10k really means 15 becuase it always overruns by a third on the telly programes scientific me y'know

dh amd i have had aplan that when the kids fuck off we would get a flat on the sea front in town

this way we dont have to move for our child free but still working retirement

and i would be able to live in a house with a brand new everything for under what i would be able to get in a shitty area of town that hasnt got brand new anything
