there is a property for sale - it is also on an auction website.....pls read want your opinions on what kind of offer

there is a house that has ben gutted and plastered and has new electrics - it has no kitchen, no bathroom and no central heating.

this means that some people wanting 100 % mortgae are going to find it v. dificult

this isn't really in the price bracket for anyone other than a first time buyer

its a twon centre location with fuck all garden and so i cant see young families wanting it

all in all i think that the possible buyers for tis property are limited

it was put up for action at 155 - 165k it was them removed from auction - i dont know why

what i do know ( having enquired about auctions myself) is that they will have paid at least £200 to list it.

the plot thickens

the developer who cant be arsed finishing this property has bought the commercial shacks round the back of the property and is wanting to build "mews" there.

it is on witht he estate agent at 180.

i want it

my dh wants it and he really doesnt give a shit usually.

it has 3 bedrooms and although the whole place is built for gimli and his merry band of dwarf bothers, we can only aford bed terrace at shit end of town with much hope to but boards and a velux in loft space for one of the kids.

v. excited by the prospect and have 80k deposit so am thinking that my getting a mortgage is prob going to be no bother

right then i am petrified of putting in an offer - now remembering that this place is on at £179950 with estate agents but 155-65 with auctioneers AND the estate agent said that an ofer of around 170 would be accepted

and i know its been on market for a bit

what offer would you put

am thinking of chancing my arm at 158,650

is that completely taking the god damned piss?

i cant find it on sold properties - this is something i always look up on rightmove too.

its on the market for 179950 but was with an auctioneer briefly at 155 - 165 but the estate agent said that they wanted more - but the estate agent would say owt i know.

i think your right re the price i might go lower, there was one just accross the road that went for 181,500 but i bet it had a fucking kitchen bathroom and central heating

i think i might come in at 140 and work up. see how desperate they are

Oh I'm glad you've seen this, I was really worried about you putting in a too high offer! Honestly you can always go up... read the house price crash stuff, it'll really make you think you're doing them a favour buying it! Good luck, let us know how you get on

put the offer in of 146 650 and told him that we are currntly renting, have large deposit etc and the estate agent said "we already have an offer of 160, the vendor will acept 165"
"oh i'll leave it then" i said
"well the houses that back onto the train track - that area they go for the same price"
"aye, but they have a kitchen and a bathroom, running water and central heating and a garden " says i getting rather fucked off with him "i've done my research and i know that next door went for 145 last year and i bet it had a kitchen and bathroom etc"
"yes well if your looking on such as rightmove, it might be giving you a falso positive becuase the developer bought the row off a landlord and sold the other three back to the tenants becuase he want to develop the land at the back and sold with a covenant that they wouldnt object, the only empty property was this one which was being developed by the previous owner and the vendor just wanted to sell it"
"well tell your client my offer becuase as far as i can tell the property isnt suitable for families as it has no garden to speak of, fist time buyes cant get a mortgage on it becuase it has no kitchen and bathroom so the only other demographic would be young professionals"

no haven't sold the house in dumpsville.

no dont know builders but dh is an assistant site manager for a building firm so maybe some deals on kitchen and bathrooms but s they employ subconstractors form bulgaria and all work on london so will have to find local builders

they havent fucking phoned.

Best of luck Custy, I'll bet they do not have an offer of 160k. there will be a very limited pool of buyers who want to take on a project with so much work to be done, you were dead right.

Leave it for now as the holidays are just over and when the kids go back next week things will be more 'normal'.Sounds like a good deal though for the area so I hope you get some news soon x

they wont acept the offer and will onlt entertain ofers around 160

so we had a chat and dh rang them back and said look we are in a great position we will go as far as 155 but thats it

and they said "mr hagar we understand that you are in a great position but this is unusual in that it is a proporty conglomorate who are selling it so its not like they need the money - i will try but i am not hopeful

even if we do end up saying " okay fuck it 160 " we will have 20k of asking price and even better i wont be wondering if i could have been really cheeky and gotten away with it

Are you sure this one doesn't have any restrictive covenant as well?

Oh good luck Custy. I would agree, raise to £160 if they areplaying hardball. But nobody ever refused (well Ok, sensible people very rarely refuse) a decent offer just because the buyer made a cheeky offer first.

No news on your mums house? Or you tinker? I managed to finally sell my grans on December 21st. It was originally on at £210, lowered to £190,cash buyer offered £162, other buyer (later turned out to be scam) offered £184, so we pushed cash buyer to £185 and 2 weeks later we were all completed. It is such a relief - I've been trying to sell it for 3.5 years and finally did it all in 2 weeks. I hope you have as much luck.
