You remember the house posted recently, an end terrace that had all the period features removed and inappropriate shiny modern things put in? Well, I'd knock the Knutsford house down and build a full glass and shiny palace in a modern style. It's in it's own grounds and wouldn't be causing offence to others. Yes. Flatten it. That's the way to go.

Quite possibly knock it down. Or depending on the plot, sell off the house with adquate garden and build something else in the rest.

If you want to retain it - knock down the existing kitchen extension and build a new chunk of the back, two storey, to create the ubiquitous kitchen/dining/family room, plus better bedrooms/bathrooms on the first floor.

Stick a proper range cooker in.

Go more period appropriate with decor and furniture.

Reinstate the closed fire places.

Build a much bigger garage.

 thanks all, lots of of interesting suggestions. We'd been thinking along the same lines as @cloverleafy's 2nd suggestion.

We live in a period house now but need to move for logistic reasons. Can't believe the price of this tbh with all the land attached.

Would anyone be tempted to keep it all and whack some holiday cottages out of sight?

We were going to go for one of those about Border Oak cottages some 20-odd years ago but finding a suitable plot in our local (or wider) area was practically impossible. Had spoken at length to Border Oak and it seemed to tick just about every box but lack of suitable plot (that was anything like affordable) put the stop to it. In hindsight it was a very good thing, lovely as it looks it would have been too small and the larger oak framed houses were starting to be out of our (then) price range.

I’m amazed you would be able to develop it as a holiday business given it appears to be a residential area. Farms might get alternative use permission but that house - not so sure. You really would need to speak to a planning consultant. It’s not like you are converting barns!

It’s not really got many period features left! Is it Edwardian or later? It’s pretty ripped about inside and obviously needs modernisation. If pp for more houses was possible, one would have expected the vendors to do that first.

My view would be to build an eco house. Or a Huff haus. Something Kevin McCloud would like! I have an oak framed kitchen and I can see the attraction of an oak framed house. It might all depend on what’s in the area and how well a certain type of house would fit in.

I'm guessing it's so low (massively underpriced for the area) because it's pretty much bang on the HS2 route.

If it’s that close HS2 should be buying it! They have where I live. For market value. Other houses have held into value pretty well. So advertising cheap is ridiculous.

Unfortunately (hs2 aside) I wouldn't get it because it looks like it will be impossible to walk anywhere from there. The picture looks like you turn off a dual carriageway to turn into the road the house is on. I can't see a footpath along side it. The position of the local railway would stop you cutting across fields. So how would the kids get to school, local pub, activities etc etc .....I am mum taxi enough now while they are younger but at least I know there is an end in sight..... I would be more likely to go for another property closer to town.

HS2 have a formula on distance from the track. They certainly buy properties with the track close by! Or offer compensation. That’s not worth having in my view. Owners should go for a sale if they can. I also thought homes in Cheshire had already been purchased by HS2.

Lovely proportioned property with beautiful red bricks and finished off with chimneys to suit. I fucking hate it when people knock down houses like this and start again. If you must demolish a house please demolish the shite they built in the 50s 60s and stay away from places like this.

???? It’s really very average! Bricks and chimneys! It’s not a great example of a house of that era. I’ve seen many better and it’s not got any features left! You can get something so much better now. However not worth spending the money where if is.

I wouldn't trust an EA on this. Ask them to put it in writing and see what they say Hmm

The goal posts change on HS2 all the time so even if its OK now, the situation can change. Honestly OP, walk away, its too risky.
