Don't worry @Africa2go, it's too close to HS2 for us personally. A shame though. Just being nosey now expecting it to be bought and lane built on to be honest!

Noone in their right mind would build on it if its that close to HS2!

ok, just for fun, I would go for an Eco option -

• externally insulate the entire house (wrap it in a big insulation blanket) including new roof with dormers & new windows etc. Add solar panels on the roof & ground source heat pump in the garden.
• build a wide kitchen / diner across the back with good doors to the garden & a patio outside. the existing 'sitting room' would become the kitchen, with the dining room in the extension.
• use the existing kitchen as a utility & gym
• update decor in all the other rooms & add reclaimed fireplaces etc but otherwise leave the layout pretty much the same
• as an indulgence, build a big light studio in the garden for my craft projects.

I said that to DH @Africa2go but he reckons they still will. Maybe on the bit furthest away...

@parietal this is what I would do too if unlimited budget although garden office!

If we could take the nice fireplaces from our current house, that would be ideal
