That is a really weird layout, is it very personal to you?
It would be normal to have a toilet in the main living area so guests aren’t going through your sleeping area to reach the family bathroom. I would also want the utility room to be next to the back door (where bins would be) and also off the kitchen. You have an awful lot of small separate seating areas. If you have the space for this much seating wouldn’t you want to have one large area where you could entertain? I am also not a fan of a kitchen area that is like a corridor where people will end up walking through to get to other rooms.
I mean if this layout is what you want and think will work for you ignore me but it looks unlike anything I’ve seen before and I am always on rightmove eyeing up properties of all size.

I’m really not sure about the arrangement of the living space. Does the back door open onto a patio / garden? Wouldn’t it be better to have clearly separated sitting room and kitchen-diner? I’d have one at the front and one at the back of the house with doors onto the garden. I’d put the utility to one side of the house. At the moment the front door opens onto a blank wall - you could move the door of the reading room to there, so the sitting room area isn’t like a corridor.

I agree with most of what @SwissCheddars said. Definitely need a toilet in the living areas and the utility seams in odd place.
Do you need a TV room and a reading room? Do you have children? If so how old?

I quite like it - but I would want a toilet off the living room so guests didn't have to use the family bathroom. I also don't quite get the two separate seating areas in the kitchen diner - I don't know why you have a TV room and then also a TV in the kitchen diner

What's your household like, age of kids if any and is anyone working from home?

The reading room would be an office/spare room
The tv room would be a kids tv room/den

The placement of furniture on the plan is not how it would be set.

The two couches in the corner would be the dining area.

@SwissCheddars the bathroom placement wouldn't really bother me but I can see how others would be bothered.

My bins would be under the sink in the kitchen. Or do you mean the wheelie bins outside? We have a compost bin down the end of the garden. Walking over to the recycling bins wouldn't bother me.

I forgot to add that the whole corner of the main living area would be all windows/sliding doors.

@Classicblunder those two seats wouldn't be there that's just what's in the plan...I didn't design this plan. Furniture placement isn't set in stone here.

I think for 4 bedrooms I would be looking for another shower room maybe, but definitely a guest wc if not a full shower room.

I would also like access from the kitchen to the utility and ideally beside a back/side door. I would look to have one less seating area in the open plan space to accommodate this I think.

Are you in the UK? Just wondering as lots seems very unusual.

Do you really need the storage cupboard in the corridor which takes space from Bedroom 4? You have a coat and storage cupboard already, and a large utility, so I'd give the space to BR4.

Ensuite feels really small - I'd want a decent size shower - that corner one looks really poky. Family bathroom feels small too - if I was building from scratch, I'd definitely find space for a shower cubicle.

But the main problems are on the living side.
TV room off the kitchen is odd.
Utility right next to the front door rather than the back.
No nice big opening onto the garden - just a single back door via the living space.
No home office... although the reading room could be that (I realise you may not need one right now, but it's definitely the way things are going).
Layout of the main room is a bit odd with all the seating areas - how are you planning to use that space?

Where is the garden? Back? Sides? Both? It feels like the house doesn't connect with it at all.
Do you/anyone else have hobbies that need space? If I was building from scratch, a dedicated space for that would be close to the top of my wishlist.

Maybe the current layout suits your way of living, but you did ask...!

If the north/south direction is correct I'd want windows on the east wall of the bedroom, especially the north facing one. Will be quite dark otherwise.

That tv room is tiny and a waste of space I think. You'll be almost on top of the TV from the sofa.

Where are you going tonstore things like books etc in the living area? Very little wall space.

Not keen on the ensuite with the angled walls personally.

I would recommend you get this made in a digital 3d model as it will be a lot easier to visualise things; if you're building a whole house from scratch.

Ok so you’ve posted a plan which doesn’t actually reflect what you’re building?! Can you hand draw and post a pic of what you’re actually planning? Incl furniture placement, doors to garden etc. otherwise you’re just going to get people continuing to comment on stuff like the odd extra sofa area and so on.

I’d put the utility where the tv room is, the t room where the tracing room is , maybe with a door from the corridor rather than the living area, and then I’d have the utility room as the reading room /study.

I’d still ideally want a loo somewhere for guests, but agree that is not a massive issue them having to walk along to the family bathroom. But if I was building my own house from scratch I’d put a guest loo in somewhere!

With the extra info, I like the broad concept of a quiet study, TV room and then shared living and dining area. But I would want the TV room big enough for everyone to watch together. And I would have the study open off the hallway for more quiet and also for extra wall space in the kitchen diner.

If you have guests staying a lot, I would want another toilet

I'm not in the U.K. but not on the opposite side of the world either. I guess houses here are more like this than they would be in the U.K. perhaps?

We have thought about actually making bedroom 1&2 just one bedroom with wall in wardrobe and ensuite. And making the reading room slightly bigger.

The reading room would also be my dh's office.

The small tv room I'm thinking would be the DC's tv room.

The main area would be kitchen, dining and sitting (those two couches in the corner wouldn't be there)

That whole corner would be glass.

The garden is all around it technically, the driveway would come round the side to the front door.

In terms of other space we would have a separate garage

Thank you for your ideas.

I did ask, I'm just wanting to see if others see things that I don't.

It is all very personal to your own family and lifestyle and that wouldnt work for ours. I dont like open plan, looks lovely and spacious but impractical if you have adults and children, especially teens in the same house doing their own thing.

Reading room is a waste of space, whats wrong with reading in a bedroom? (Which could then be made bigger). Two seating areas in the open plan is also strange and I dont see how it would be used, would be better with a bigger tv room.

I am ok with the location of the family bathroom to be used by guests and number of toilets.

As your children get older and want friends round you will be glad to have a guest toilet rather than them using your main family bathroom.
I do agree with your storage room. Most houses have an under stairs cupboard for things like vacuum, ironing board etc but this is missing on lots of bungalows. I also like the separate room for coats and shoes, so many houses lack this.
My point about the kitchen being near the utility and a back door is so you are not taking rubbish through your main living space. You also won’t want your bins outside a wall of glass doors.

Have you actually spoken to an architect? Or is this just a floor plan you found online somewhere?
A good architect should take the surroundings into account - ie where is north, are there any neighbouring properties, trees you don't want to remove etc. Speak with an architect, tell them how you live, what you want etc and they'll design around those needs.

The utility feels a long way from the kitchen, you have to walk all the way round back to the entrance to get to it, but those are rooms that are used in conjunction quite a lot.

All the living rooms come off the kitchen – TV room and reading room – which feels a bit like the kitchen is one giant corridor/there’s no privacy or separation of space. And the bedrooms come off the hall that comes off the kitchen: again it feels like a strange lack of cosiness? Privacy? Can’t quite articulate it, but feels more holiday home than home-home.

@ISeeTheLight thank you. Yeah I'm not keen on the angled walls either we're looking at ways to change that.

In terms of storage, I am quite minimalist. I don't have any books really and any we do have would be in the "reading room" which would actually be an office. Cookbooks on the shelf in the kitchen.

The tv room is small but I don't think this plan is exactly to scale iyswim. It's just the idea.

Also, poor old bedroom 2 gets a pretty raw deal, with toilets on either side of 2 walls! Hope you're planning very good sound insulation.
I'd put the toilets against outside walls for ease of access to the soil stack. The fewer bends in soil pipes, the better (and no noisy flushes against internal walls).

If your heart is set on the design, I would do as others have suggested in regards to swapping Office/ TV room.
I would also ditch the larder and incomplete storage in the utility room. OR keep larder and split utility to make room for a downstairs WC...
