Swap TV room and utility so you can walk through Kitchen to utility.

Put window in bedroom 3 so there is morning light otherwise it’s just north facing.

I think it looks great.

I'd put ensuite next to the hall and walk-in wardrobe next to the exterior wall.

I'd put two doors in the ensuite. One into your bedroom and one into the hall, both with locks.

It gives you the flexibility if you have a party or guests staying to switch the ensuite to (temporarily) make two toilets available.

We have friends with this arrangement and it works brilliantly.

I think you need a separate WC off the hall. Or even an extra shower room and WC. It doesn't need to be huge. Two bathrooms is enough but for a house that size, I don't think you'd regret adding a third. The utility room looks big - could you possibly divide that?

The open plan kitchen and dining and living area looks huge and then you have two much smaller, separate sitting rooms/snugs that might be verging on poky?

I think you would find it much more useful and practical to make one of those separate sitting rooms much larger by making the kitchen/dining/living are a bit smaller.

@Kobainscurt the attached picture gives a picture of what is around us. Our driveway is the gray line, green is garden, green with brown dots is a wooded area. The view from the street will actually be the side of the house.

@cauliflowersqueeze there should be enough light with that window. We are rural so there's no other buildings around to block light.

What do you think of this layout? Anything you would change/add?

I'd want access to the utility from the kitchen for sure and agree with others that a WC near the living areas would be a good idea.

On speaking with my dh we have taken on a lot of advice and suggestions but another wc is not on the cards to be honest as we think 3 toilets in within 10 metres of each other is pointless. I honestly don't mind guests using the main bathroom.

I would split up the big space more evenly, so you have one BIG lounge / TV room and then a separate kitchen / dining room. Once you have teens, it is very useful to have two separate living spaces so that you can have different TV / radio / conversations in each space and not be on top of each other all the time.

So on my plan, S = study / reading room
L = big lounge / TV room with door to garden

you could add double pocket doors between dining & lounge if you want, but you'd have the option to close them too.

Amongst other changes, I'd switch the TV and utility rooms, and give the utility an exterior door to the side of the building.

I'd swap the utility and TV room (and then make the TV room the study).
I think private access from the study is better than having to go through the family room.
The TV room looks too small so would be better where you now have the reading room

That's so funny that you're in Ireland OP, because I thought for sure this was a Scandinavian layout (I'm Swedish but with Irish family so it's like you're combining worlds to me here).

Personally my ideal layout would have a small "guest" WC near the front door/hallway, and partly that is so that people can wash their hands directly when they come in (things we've learned from the pandemic). But a sink in the utility room can serve the same function if you're not fussed about having a that extra toilet for guests (to keep the private bathroom private).

I'd absolutely hate the combined kitchen/dining/living space, but as we say in Swedish, taste is like the arse, divided. I'd prefer a setup as in the picture attached. It's the layout of a standard house you buy as a package from a company. It's not much like your plan, but I hope you see what I mean - space to eat in the kitchen (Swedes want that), but also space for a table in a very open dining area beside the living room. (other than that I don't love the layout)

TV room is a sensible idea. Also sensible to have bedrooms on one side and social areas on one side!

I'd prefer a separate door to lug washing directly into the garden (my dream). I think you'll regret not having a door directly into the utility room, that walk around the larder (fab) is going to annoy you.
