That’s good to hear. I wonder if it’s possible I to accept an offer without a set date for sale to give us as much time as possible. We’ve only ever bought on a strict time frame before.

So we originally offered beginning of September and lost out to a cash bidder. That fell through so the vendor came back to us beginning of October and accepted our offer. She then changed her mind and wanted £100k more so withdrew as we wouldn’t increase our offer. She couldn’t find a buyer for the new crazy inflated price so came back to us again beginning of November.

So we just count from November it has taken 5 months. I’ve aged about 50 months in the processGrin

Oh @Eastie77Returns that’s brilliant! At last.

Of the two houses we viewed last week to get some idea of our wants/needs, one went under offer within three days after going to best and final with at least three offers, and the other remains on the market with the agent having got me a very rough quote for the work we’d want to it to it. So two extremes. We’re not buying yet but interesting to see.

Three more viewings booked on our house this weekend. Photos being redone as the first lot were awful, and if no offers from Saturday it’ll go online at the start of next week with small reduction.

We started our nightmare journey in September too so that's given me a teeny tiny glimmer of light at the end of the tunnel.

Sorry to bring down the happy tone of the thread but has anyone got any thoughts on the upcoming recession in terms of buying/selling?

I worry we are doing the wrong thing by moving and should stay in our little bubble of lots of equity but on the other hand this isn't the life we want here. I hope I don't look back one day and regret making this choice.

Joining this thread without reading through all the 70 odd pages but it’s definitely for me going by the title!
Selling a 5 bed in an outer London suburb and looking for any decent 3 bed with a garden. There’s nothing that’s not madly overpriced. Just renovations, tenanted houses, main road with no parking, tiny overlooked dark gardens.
We went on Rightmove yesterday and have 16 viewings back to back at the weekend. Cars parking outside today and people staring in Grin
Estate agents says there are as many more wanting to book viewings. Feel exhausted already. My house isn’t that special. Just big. We went on at what I thought was a reasonable price but other sellers are asking crazy money for very compromised places. I went with the biggest agent to give them an incentive to find me something or I can’t move.
I am NOT fussy. Just want a tidy 3 bed with a garden and no major issues. The stuff I’ve been stalking that looks ok goes in a day. There are no rentals either. This is

Welcome!

I was emailed about a new property today. Top of our budget. Rightmove history tells me it is for sale for £150k more than last sold for 2 years ago and in exactly the same condition as then (can see the old photos). Good area but no parking, no drive or garage, small, dark north facing garden and still only has 2 bedrooms. Someone will probably buy it before next week though. 🙄

Put it this way you wouldn’t want to be a renter because your situation is precarious to say the least. Your landlord may need to put the rent up, they may need to sell or they may just stop paying the mortgage and the house gets repossessed from underneath you, at least if you own your home youre in relative control. The main issue though is the lending tightens in a recession so cash buyers are in a good position for anybody needing a mortgage will need an even bigger deposit.

I saw the bungalow I mentioned a few days ago, it was not good. It needs new windows, new bathroom, internal reconfiguring, and the garden is tiny, as well as it being at the top of my (new and increased) budget. The pictures told a very different story.

Plus I was annoyed at the EA, who was a very well known London company. They changed my viewing time so that it clashed with another viewer; we went round first, while they waited outside. I'm guessing the EA was trying to make the house appear more desirable and for people to feel as if they're missing out if they didn't go for it. In any case, it wasn't for me, but was still cross about them using me in that way.

I've been looking at a few of the threads about savings people are planning to make and seen comments about how they're not planning to move now/cheaper to stay in smaller home or can't justify the home improvements they'd planned. Who knows if that will affect the housing market though?

Guys, have only just started ball rolling with my purchase and am already feeling the stress. Last year I was selling and buying (although purchase didn't go through). Anyway, latest saga is that my Solicitor is questioning where I got my sale money from, well, I got it from my sale. I have a letter confirming completion, draft completion statement, redemption statement from building Soc. The solicitor who oversaw my sale refers to final statement in my completion letter, but it was not attached. And I was so stressed I didnt notice. I have emailed them to get the final statement as my new solicitor is chasing it but they are one of those large national firms and to be honest I think it was get ignored. I feel like I have enough evidence to document the money, even a chaps transfer stating the property address....I am not a Russian oligarch I promise.
Added to that I have £20k which folks have given me which I am not using to put down on the house, and they want a letter from my parents to state they will have no stake in the property.....but I am not using this money.
Anyway, all this has been declared to my lender (through broker) and I have my mortgage offer which came on Friday.
I am finding this all so stressful again, am I just overthinking and worrying over nothing.
I have visions of me never being able to buy because I don't have a final completion statement, only a draft.....

It will all get sorted out, don’t worry. You have money from perfectly legitimate sources but they have to do their checks and at certain times in the process all the questions can seem overwhelming. Just focus on one at a time and you will be ok

We were asked that in the avalanche of paperwork that landed this week which is hilarious as it's the same solicitor who did the conveyancing for our sale last year so they're the ones that paid the money into our account!

I vaguely remember when I was buying my first house producing a copy of my Dad's will to show where the deposit had come from and the solicitor said this wasn't necessary which seemed a bit weird?!

I'm anticipating the next avalanche of paperwork to be the week I'm working away from home just to add to the chaos!

@RidingMyBike, just wondering what I do in absence on final statement? I have a letter confirming the Sale, as well as redemption statement from old lender which shows the property was in my name. My bank statement also shows the chaps transfer from the old solicitor. I need to stop worrying about it.

Last time I sold, one utility company tried to raise a query on me having moved - because the completion statement my solicitor gave me didn't have the word "final" on it. It's astonishing what pettiness goes on. I was so stressed by moving, which had gone well to be fair, I ended up in tears over that.

I'm sure your solicitor has that document and will send it to you, but I fully appreciate how frustrating it is to be asked.

Re the £20k, if it's not linked to your purchase in any way, why do they want to know about it? If you mentioned it in passing, it's still none of their business.

On mine, I am dreading the other side solicitor waking up. At the moment, literally nothing is happening - not convinced vendor wants to sell.

I have a feeling months will pass and then if vendor decides to do it, THEN I'll be asked for full explanation of source of funds. I have it ready but all the payslips and so on will befuddle that solicitor. I have this fear that somehow it won't be good enough, because the things they query are so mad.

My poor solicitor...I can tell she thinks I should pull out but it's obviously not her place to say!

You could send everything you do have. I would also contact your old solicitor and explain that you have no record of them ever sending you a Completion statement, but you are now being asked to provide one. I’m sure it can be sorted so try not to worry.
