Tenant wants to put in new bathroom

At their expense - have said they will let me approve the bathroom set. This sounds too

I’d be more concerned about approving who will do the work tbh, are they thinking they’ll do it themselves or something?

It could leave your property in a mess if you’re not careful.

No, of course it's not normal in the UK. Six months down the line they could turn into the tenants from hell - are they trying to make it awkward for you to evict them after a year?

Just from a tentants pov, the bathroom I have is dire and it does get me down. They may just want to make their home nicer. 3 months isnt a lot -.are they quite sure they will be staying a while then? I chamged house carpets at my expense last year.

The bathroom is very old and shabby. I trust her to get good people in - what concerns me is if we change our minds in a few months and want the property back (which is very unlikely!)

If, by your own admission, the bathroom is shabby - then fork out yourself and bring it up to standard. That way, you're under no compliment to your current tenants

The bathroom must be in a really horrible state if a tenant is willing to pay to have it redone. How awful.

Is there just the one bathroom? Having just redone two bathrooms myself they took at least three weeks each - so tenant would have to move out. It's really something that should be sorted between tenants (and they shouldn't have rented the place if the bathroom was so bad). Cost will be thousands.

We had friends who put new kitchen in etc at their own expense. They wanted a show home and everything perfect. They were very high earners and had lots of money, they were just not in a position to get/want a mortgage. We have other friends who can't get a mortgage who are quite cash rich who have done up their rental to be top spec, rather than just normal. It does happen.

I had my small bathroom done recently and it was usable throughout. One noisy and messy day when they replaced the bath but it took less than a week and was done during the day while I was at work.

OP you should do the bathroom yourself. You can do it for under £3.5k if it's not big. Bite the bullet and do it, it's your responsibility and your investment.

If you yourself admit the bathroom is shabby then you need to stump up and get them a decent new bathroom fitted. My landlady is like this - won’t put her hand in her pocket for anything but is more than happy to take my rent money every month.

Paying rent every month is expensive (more than a mortgage would be for the exact same house in most cases) so the fact that your tenant is willing to pay for a new bathroom to be fitting is very telling. It must be absolutely dire if they’re willing to part with their own money to do up your property.

As has been said, if it was just they didn't like the aesthetics and wanted to change a perfectly decent bathroom suite then fine, but as you admit it's shabby don't be a cheapskate and properly maintain your property! Goodness me.

I'm a landlord and have had tenants put in different flooring, wall tiles, wallpaper etc.
In all cases the stuff there was functional and clean, but they wanted something more to their personal taste to make it feel more homely

How 'shabby' is the bathroom? You should really be replacing it yourself if it's not up to standard - that's your job!

If tenant wants something more extravagant than you would spend, maybe agree to go halves?
