Why might a house not sell in the current market?

If you look at it on the map, it's close to both a railway and a river.
Have you put the postcode into the flood risk website?

DH said that - that it is possibly due to it being a flood risk. But other houses on that cul de sac don’t seem to have been impacted.

I like it but I prefer another we’ve viewed. But the schools may tilt it.

It’s very close to the A6 and appears to be opposite a car yard. That may be putting people off.

It’s otherwise very nice, a good layout for a barn conversion and inoffensively decorated.

The floor plan of the house shows it’s rectangular and a barn conversation

The road worries me a bit, the car yard isn’t ideal but surely wouldn’t knock £100,000 off the price?

Just wondering if there’s something I can’t see others can!

I know Duffield. It’s an expensive village and that seems like a good price. The only thing I can think is that end of the village on the route in, the prices tend to be slightly lower - not sure why. The railway line only has one train an hour, so I’m not sure it’s that and I don’t think they run high speed trains along there into Derby? The whole area is a potential flood problem. Well, I don’t know - let me know if you work it out.

The garden is pretty small for a 4 bed detached family home. I'd want a bigger garden for that price.

And the decor is dull as fuck but that won't stop it selling! It's lacking in any personality which could mean if there are other properties available, it might get rejected over a house that isn't grey and greige but in a buoyant market, I doubt that's the issue. And actually, I'm house hunting ATM and people seem to bloody love grey and greige.

I think DH would really like to live in Duffield. I do like Duffield, but I’m not set on it either.

I normally love barn conversions but im just a bit 'hummm' about this one. It feels likes theres lots if small windows in the front room, well all rooms. No windows in the bathrooms?.
Cant see a photo of the conservatory but photo 20 shows the garden with a bench in front of the conversatory door??.
Ive no idea of the area but i wouldnt be putting in an offer at that price.

This didn't strike me as a barn conversion so not sure that it will attract the same premium as other barn conversions. Has it been on the market for a higher price before? Perhaps it was really unrealistically priced and hence has attracted no interest?

The car dealership across the cul de sac would be a big no from me- noise, fumes, potential parking issues. The interior of the house is dull but easily fixed.

It looks good from outside. The bedrooms are a great size and 2 en suites. It does not look much like a barn conversion. I noted the beams in the kitchen had been painted white so instead of making a feature of the beams they look like they have been almost faded out. The windows are small so I get why you have gone with white but carpets look beige. For that price I would want character beams unpainted with an oak stain protector and wooden flooring to give warmth. Maybe if you have it a few pops of bold colour to make it more appealing to the eye. Xmas is not a good time to sell a property as everyone to busy to view and estate agents and solicitors close over Xmas period so people tend to wait until the New Year. The garden looks lovely.

The layout lacks flow - the room marked as a dining room on the floor plan is essentially a corridor which you have to walk through to get to and from and between the kitchen and the lounge. You couldn’t get a large dining table in there without it always feeling a bit of an obstruction and I think that’s a real downside in what’s supposed to be a family home. The fourth bedroom is also awkward due to the way the space for the bathroom has been carved out of it, it’s essentially become a box room, which wouldn’t suit all families.

But actually with that said I think it’s more likely to be something about the area generally: there’s a house for sale on the next cul-de-sac of a comparable size (though a semi) and £40k less - and that’s also been on the market for months.

I think the photos are bad. Your house looks really dark. I'd ask for them to be redone.
