Offer accepted, not allowed a second viewing ?!

Hi!
We had our offer accepted on house last week.
I asked for a second viewing to measure up, which was booked in for this week.
Now the estate agent has emailed saying they have a few staff members off with covid so need to prioritise available houses for viewings, so can I wait to have a second viewing in the new year?

This makes me feel a bit uncomfortable, am I not entitled to see it again even though my offer has been accepted?

But you are allowed a second viewing. Just not over the Christmas period, which is fair enough. Staffing aside, I don't really want people coming into my house to measure up when we are celebrating Christmas holidays! It's only been a week, I don't think you need to measure up anything yet.

I think it's weird people like to have a "measure up" visit on a house they don't even own yet just wait until it bloody completes - surely the size of the curtains is hardly a priority??

That's terrible advice! Houses are flying off the market where I am! It'll just be sold to someone more flexible.

Op you haven't been refused, you've been told to wait a few weeks

You will almost certainly lose the house if you do this and probably annoy the agents so theh prioritse all buyers over you as you'll have a reputation for messing people around. If it can wait a couple of weeks then thats fine. If not ask the vendors to measure up.

Op you've just put an offer in. Why do you want to measure up now?! The weeks before Xmas, they probably don't want people around and I think it's fair of the estate agents. Of this makes you feel funny then hold onto your hat until completion!

It’s perfectly normal in today’s lunatic market to make an offer without a second viewing. The thing is though that you need to be certain “enough” to stand by your offer. Sounds like you still have doubts? If not then a few weeks is nothing to worry about…

I agree it does depend on the market. But I think a second viewing is a reasonable request even before making an offer.
Good luck on this climate! By the time you request a second viewing the house would be sold. I think you're being unreasonable here

You don't need to be measuring up a week after offer, it'll likely take months to go through.

Be glad you’re not in Scotland, once an offer’s accepted you’re not allowed back in until the missives are concluded

and you would lose the house as they just took the next offer in todays' market.

OP you are being allowed to have another look, but it just isn't possible for them to fit it in this week. Not sure why that is difficult to understand.

They need a member of staff to accompany you. They are short-staffed. I would hang on until they have the staff. The offer has only just been accepted and you are nowhere near completion.

I would be reasonable and hang fire for a while.
You are not entitled to anything. You may negotiate something that works for all and try to get the most out of the sellers so they might leave a few items rather than rip up and take everything even though they don't need it.

Who says? I've been back to see houses before we've moved into them but I just contacted the seller directly to arrange it. We tend to have already met them as it's usually the seller who does the initial viewing in Scotland. I think I've only had a viewing conducted by an agent once and it was because the family were on holiday. I did meet that family once they were back and went round for a coffee and a chat about the local schools and neighbours. Very civilised.

@JudgeRindersMinder Of course they're within their rights to refuse you, they can do that in England, Wales and NI too. They don't even have to let you in the first time if they don't want to but they would struggle to sell their homes if they didn't.

There's no law or rules about how many times a buyer can visit a home, it's entirely up to the seller.

We went for our second viewing and measuring up about half way through. Houses move quick here so one viewing and offers.

It was all fine. If they can’t facilitate the viewings then they can’t. You of course can pull out but someone else may take your place.

There is no need to measure up before you exchange. You can't order anything before then in case it doesn't happen.

Your structural survey is far more important at this stage.
