Living next door to a petrol station

Anyone any thoughts on this?
It would be bordering one side of the garden so no traffic problems at the front as it's around the corner. There is a high fence on the boundary.
I'm not worried about it blocking sun as it borders the North west side of the garden.
Does anyone have any opinions or experience of living close to a petrol station?
I also suspect it may not be a petrol station in ten years due to electric vehicles?

My DD tried to buy house near a petrol station and couldn't get a mortgage for it as it was deemed too high a risk.

Smells would be my first thought. Wafts from petrol and diesel on windy days, car exhausts...

Not for me.

No way. Fire/explosion risk, tanks are underground, petrol fumes are not good for your health.

My brother did. When it was still a fuel station it wasn’t too bad although it could be noisy, especially when the trucks came to deliver the fuel. And every so often the police would descend en masse — they often like to arrest drug dealers at petrol stations, it seems.

But the worst bit was actually after it shut. The land was sold to a developer. Initially the noise, mess and disruption from the underground fuel storage tanks being dug out and removed was considerable.

After that, the developer built a four-storey apartment block on the land, which overlooked and overshadowed DB’s garden and back windows. They cut their losses and moved.

I’ve read they are very hard to get a mortgage on as pp has stated.

I wouldn't. DPILs had a petrol station over the road from them - not very busy and they had a very high tree hedge which shielded them - but along the way the petrol station put in a carwash ( i.e. people washing cars not the drive through thing ) it was very very noisy from early till late & lots of very ugly signage to advertise it. The station tried to sell the site to put flats on and DPILs would have been pleased with that - but did not happen - perhaps because of the clearing out the petrol bunker things - don't know. DPILs house is sold Petrol station still there

I hadn't even thought about the massive amounts of petrol being stored thing.

Must be your choice but I would not touch it with a bargepole ( personally)

A friend has been trying to sell a large well presented semi next door but one to a petrol station. A year on only a handful of views but no offers owing to this.

Often there is an issue with the soil on properties bordering service stations and they can be unmortgageable. I’d speak to your lender, if you have one.

For me, it would also be a no.

Mortgage is already approved just having second thoughts.
We're in SW and it's near one of the best high schools around so I'm still tempted.
Not worried about the noise or lights just any health issues....

Friend had a beautiful detached house which was next to a petrol station. She said they never slept in 3 years as the taxi drivers all came to use the noisy car wash during the night. And it was a bugger to sell.

Also you can’t really think that all vehicles will be electrc in ten years, you must know that vans etc will still be combustion and at least half the cars on thr road will be combustion. All that will happen is they will put charging points in, so folks will hang around longer.

Petrol station sites always are considered contaminated land & need extensive soil remediation when redeveloped. This may extend to your property as well. What do your searches say?

Also if it’s not a petrol station ,,,what would it be. Turning these sites residential is very costly and time consuming due to the ground needing to be evacuated etc, so if someone spent the money it is either going to be a shit load of flats or an industrial site.

I lived for five years in a flat above a petrol station! No problems buying or selling it. Then moved to a house opposite one - again no problem buy/selling. The latter was very useful as by then petrol stations also became mini shops so very useful for milk and newspapers.

I know someone who lives above a petrol station on Park Lane, Mayfair!

Made offer, mortgage sorted and just about to instruct surveyor but then lost our buyer so waiting to book it.
Got several viewings this week though and I think our house will sell quickly as close to outstanding primary.

No way. You get a lot of boy racers pulling in at all hours (if only for red bull and rizlas) and the engines and the bass on the car stereos are super loud. It’s a big problem at the Shell near to my parents house.

I've just checked on Rightmove - my house sold on divorce in 2002 for £670,000 - recent sales of neighbouring houses are around £2 million.

I passed by recently, petrol station still going strong!

Friend bought one two years ago. (It's actually cross small field from the petrol station. BUT. In the last 6 months they've introduced a tannoy system. "Will pump 7 please replace nozzle". Will pump 2 please replace nozzle" is ALL yin hear when you pop over their for a cuppa. . .
