Living next door to a petrol station

Anyone any thoughts on this?
It would be bordering one side of the garden so no traffic problems at the front as it's around the corner. There is a high fence on the boundary.
I'm not worried about it blocking sun as it borders the North west side of the garden.
Does anyone have any opinions or experience of living close to a petrol station?
I also suspect it may not be a petrol station in ten years due to electric vehicles?

That house has actually sold... but no idea what hit they've taken on the price though.

I suppose, as ever, it depends where you are. If you live in the country or small market town then you wouldn't likely move next door to a petrol station - although nothing to stop one being built next to you as above!

I'm talking central London and other such places - there are always compromises to be made e.g. busy road, rat-run, football stadium, no parking, flight path, small/no garden, etc.

My nearest petrol station has a little Waitrose, so no problem buying/selling there!

A friend has a house overlooking a petrol station. Its good in petrol shortages!

They occassionally hear the tanoy and the refilling but nothing that is a problem.

The issue they have had is that its a target for robberies after hours. They've had one incident where they had to call the police and inform them of what they could see from their window whilst trying to make sure the thieves weren't aware of what they were doing at 2am in the morning. I think they have seen another break in another time but it wasn't quite so dramatic.

It also inhibits their ability to launch fireworks in their garden (this is a problem for them!).

But otherwise I don't think they think much about it. Its a fairly busy petrol station which serves a large area and isn't likely to get closed, though its not crazy busy or open 24/7 either.

It would put me off to be honest, there is a petrol station down the road from us, I often wonder how the households next to it get on, I can imagine the noise of the jet washers must be awful, they seem to be in constant use, most be really noisy if they want to relax in the garden or have windows open in the summer. It would be a no from me.

I worked in one and was constantly getting complaints from the neighbours about noise in an evening ( car horns ect) and they even complained about the noise the shutters made when we opened and closed,also the burglar alarm going off often when you have people sneaking around in the night.
Don't under estimate just how much noise is produced.

@CellophaneFlower - you have made me giggle - let's say for example Mrs Housebuyer says Oh look at this beautiful house with its beautiful gardens and Mr Housebuyer says - Yes darling and even better I can open the back window and shout across , or one of those telephone things with 2 tin cans and string , can you bring me two twixes and a bottle of Peroni , Jim , I have the right change. We live behind one. Bordering long fence that our kitchen, living room and one bedroom face. No problem whatsoever. No smells, and they have security cameras facing onto the forecourt but not at us (iyswim) so it also feels very safe. It's manned till 8pm. We did wonder if we were making a big mistake but our previous house (on the seafront) was an absolute nightmare compared to this.

I would probably consider it, as you say petrol stations are likely to fade out so could be a good long term play. But I'd be after a hefty discount as I imagine most normal buyers would.

I'm not saying it doesn't happen (I used to live above one and the vent pipe on the side of our flat caught fire one day!) but it isn't something you see on the news very frequently.

We moved from the aforementioned flat to a house a few doors down from a petrol station. Lived there 20 plus years and never had any problems. No issues with selling either.

@MrsMAC1234 - Having said I wouldn't - just to say - PIL's house was far enough away that a mortgage was not a problem - if they opened front windows you could hear noise. even beyond the trees . Garage was not big enough for light pollution to be dreadful & smell definitely was not a problem . I had not considered the tanks of petrol . It was unsightly but once you drove into their drive and had their front garden and trees - you could not see it.

When the house was sold I think there was something of a reduction because opposite the garage but on the up side they were in the catchment area of a very very good secondary school so it sold relatively quickly ( catchment was small) - someone will have made that compromise.

In an ideal world we would all have the perfect house but sometimes compromises have to be made - if this is one you can live with then do it only you can tell . Re a previous poster - if not letting off fireworks were a compromise - that is one I would make Grin

I would consider asking for indemnity insurance provided by the seller.

Should there be any issues with the tanks splitting or leakage of fuel you would be covered. One payment covers the buyer often forever or at least 20 years depending on the policy. You may find should you wish to sell at a later date the new buyer will insist on it.

I'd be worried if I had kids playing in the garden on potentially contaminated land. I wouldn't live there for free.

We have lived in houses next to/opposite petrol stations. Both of them stopped being petrol stations while we were living there (no idea why). One of them became a cafe and a bar at night and the other was knocked down and they built a huge old people's home on the land.

I stayed in a hotel for a week with work overlooking a petrol station & I didn’t sleep for a week 🥴 boy racers were the problem in my case. Allllll bloody night. 😭 it was a pretty rough area to be fair..

A friend of mine's parents bought a house built on land where there used to be a petrol station. Both her parents died young of cancer, and two out of three children also got cancer. I personally wouldn't go near it with a bargepole!
