Misled about south facing garden

Hmmm... Just wondering if anyone has any advice as to what I should do (if anything) about being sold a house with a south facing garden but now we are living in the house it's very quickly dawned on me that it's not in fact a south facing garden 🤔And the compass confirms this.

Does having a south facing garden add to the value of a house (I would have thought so) so should I contact estate agents, or will they think I'm nuts. Hate the thought we have been lied to. Yes, we didn't take a compass with us and check when we viewed, on the 3 viewings it was summer and bright and sunny. Gah, it doesn't spoil the garden but does annoy me.

A south facing garden gets sun all day yes but I don't think this adds value AT ALL to a house. Most people want some kids of shade so as long as it's not north facing (and this is actually fine if you have a long garden as you still get sun at the bottom) I think it'll be fine. Most people don't want to sit in full sun in the garden do they?

My garden is North facing. I viewed in the middle of summer and it had loads of sun. I do feel a bit short changed at this time of the year when I get a tiny triangle of sun on about 3ft of garden.

South facing gardens are very desirable and usually does add value. I'm not sure you can do anything about it now though. Do you get the sun at all throughout the day?
You can try to complain that it was misrepresented.

I think in general it adds value to the house but you can’t say that you’re mislead as you’ve seen the house and garden 3 times.

I don't think anyone takes a compass to a viewing, but it's pretty normal to look at a map of the area?

Did you receive any plans when you bought the house, anything with a boundary on or water searches? These often have a compass on showing the direction.

If it is something important to you, you'd check - we have things like google maps even if you don't own a compass

I have a south facing garden and it is hot, all day in the summer

When my children were younger having a north facing garden was great as we had some shade

Well, unless they moved the garden after your viewings, then can't see how saying you were misled will get anywhere. You had lots of opportunity to doublecheck.

I think this is a case of buyer beware.

Take a compass. Visit in the middle of the day to see where the sun is.

BTW, I don't get this obsession with south facing gardens. North is far healthier from a sun care point of view. You don't have to move far away from the house to get out of its shadow, if the garden is more than a postage stamp.

And the front garden will be south facing.

I guess you could complain to the estate agent or at least give a bad online review, but did you not check out the place on good maps at any point? It would have been obvious which way the garden was facing even with just a cursory glance at a map.

I checked the orientation of every house that I viewed using google maps - it's really not at all hard in this day and age, so I'm afraid this is on you. What direction does the garden face?

Agree with the others. It can add value if important to you but equally there is an element of 'sold as seen' and therefore having had ample opportunity to check while you were there, and via Google maps I don't think you'd have a leg to stand on.

We moved into a north west facing garden. Wasn't mentioned anywhere on the sales info but despite it being height of summer, we checked on a map before we made the offer.

If it's north facing then that's naughty but if it's south west/ south east then really a non issue.

I'm obviously really Fucking stupid as I just assumed the estate agents would verify what the vendors might have claimed, otherwise we could all just bloody lie about anything in our houses. Clearly I shouldn't have been so trusting 😱 (read : stupid) but also, I don't expect to be lied to or professionals to not question these things especially if it is part of the blurb to draw people in.

Nothing on documents we've received yet, won't get land registry docs for at least 6months apparently because of backlog

Love our North facing garden in the summer. Two thirds in the sun and a third in the shade - perfect. Obviously not much sun now, but it is autumn so wouldn't sit out in it anyway!
