Can I have peoples thoughts on this floor plan please? Originally I was quite adamant that we have a dressing room. One thing that bugs me with loft conversions is that the bed ends up against the eaves because a wardrobe needs the big wall. A dressing room just means there's two walls essentially a wardrobe can go up against (both sides of the dressing room wall). We wanted an office (which could be a single room when we come to sell) and a separate bathroom but I'm now thinking we can just use the office as separate wardrobe space if needed and would be nice to have a huge bedroom? If you had this space would you rather a huge bedroom or a smaller one with more wardrobe space? The actual bedroom feels a big small. Thoughts?

I would want a bigger space so would get rid of the office.

I would move the bedroom door over to the left and then have a wardrobe on the wall between bedroom and office. Then do away with the dressing room. This way the room will feel airier as it will be dual aspect with the velux window on one side and the french doors on the other.

I think you're compromising the space by trying to cram too much in. Each room is smaller than you'd expect for a master bedroom with ensuite etc. The office could never be classed as a bedroom, it's miles too small. I also think the plans been drawn with a small double (or not to scale) / plus minute shower etc which is giving the impression that the rooms are bigger than they are.

I would do away with the office (put it in a book in the bedroom maybe) and ask the architect to reconfigure the space with the actual dimensions of the furniture you'll use.

I think you are trying to put too many walls in to make separate rooms. Our bed goes against the tall wall with the stairs behind and our office space sits behind it into a recess over the stairs. Wardrobes are built into the other highest part of the roofing.

Ok I agree with getting rid of the dressing room m, it'll make the room much brighter. Would a separate office not make sense though - I'm thinking it could be used as a nursery so you're not on a different floor to a young child (we also have three other bedrooms on the first floor if you have older children). And I know it's tiny but this is London - we've seen houses that count a room this size as a bedroom. It doesn't mean it has to be used as a bedroom though.

The designated office space is completely pointless. It's little bigger than a cupboard.

Would you be better off using a decorative screen for the office area? More flexibility if you sell?

Bigger office or bigger en suite? I ate with getting rid of the dressing room. Or yes I'm also now thinking one big room would add a bit more of a wow factor to the house

I think keep the office. A separate wfh space or baby room is v useful.

Keep the office, incorporate the dressing area into the bedroom. Make whichever bigger between the office and the bathroom according to what the rest of the house gives you. Do you have a fairly luxurious family bathroom? Or need more bookshelves, desk space for 2? Making the office bigger might be more flexible in the long term

Does the “office” need a wall and a door? You’re already on a separate floor, so have some privacy and separation from the rest of the house. You could potentially have a desk and bookshelves etc but leave it as an open area with the landing.

That gives you a useable area for work/study and avoids blocking light coming from the office window, making it a nicer area to walk into when you get to the top of the stairs.

It also avoids the issue of having a very tiny, possibly claustrophobic feeling room.

As a pp mentioned, it is hard to read because the bed is not to scale. The room is 3870mm and a king size bed is 2000mm, so the bed should be taking up 1/2 the bedroom and it isn't (unless you specified a smaller bed?). I would ask the architect to draw it to scale and then look at it again.

We are having our loft done and we are going for a big bedroom with wardrobes (no eaves) and big en-suite (under the eaves, with a freestanding bath and shower).

I think an office in this day and age is incredibly useful. Can you bring the wall closer to the stairs (make the landing smaller)

As it stands I don't think the en-suite is really an en-suite as there doesn't seem to be a direct door between the bedroom and bathroom? I would personally swap over the en-suite rooms and office, and have a direct doorway between the bedroom and en-suite.

I agree with @Chergar as well that the landing area as it stands is quite a lot of wasted space.

I think you want the office to be incorporated into the bedroom, and then use the dressing room as the office.

I would lose the dressing room and keep the office, but make the office bigger by moving the wall closer to the stairs. I’d also consider pocket doors for the en suite and office.

Why is the French door in the corner? I think that'll irritate because you can't have a bedside there.

I'd keep a separate office personally. I hate offices in bedrooms. If it's a shared room I don't want people clacking away when I'm trying to sleep and if it's just my room, I don't want to work where I sleep. If you've got another office somewhere else (or can put one somewhere else) then perhaps you could lose this one.

The room actually looks pretty large to me given that it will only contain a bed. You could have one larger room but then you need to be careful with furniture and arrangements as it is really easy for very large rooms to waste a lot of space and look wrong. I think you will struggle to get as much storage space as the dressing room offers.

Office/small bedroom could be a useful flexible space so I'd keep that.

I'd get rid of the dressing room and have a bigger and more luxurious en-suite (at the moment it's not even an en-suite as it comes off the landing) with a bath.

I like @HarryLimeFoxtrot's idea. Put the office in the area that the dressing room was going to be, and have the bedroom length at right angles to how it was drawn.

We have a garden cabin for an office/gym which I love if you have space outside might be a better option. Our loft has the bed up against a side wall and wardrobes next to it starting tall then fitted into the eaves. Our en-suite is bigger than your plan your shower looks really small for a master en suite. I think it is trying to do too much to be honest. You can change internal walls at the time though... I went up and chalked stuff on the boarded floor and decided to make our en suite bigger than the plan.
