Gazundered day before exchange

We were all on track to be exchanging this week with completion on for the end of next week. We were waiting on our buyer's searches etc for some time and they finally came through earlier this week.

Call this morning from the estate agent. Buyer has dropped their offer by £15k due to 'immediate issues flagged in the survey' with no details about what these are, no copy of the report and no estimations on how that figure has been calculated. We've said we'd need to see the report to understand the basis for their drop (and to potentially renegotiate... No promises). But they've been reluctant to do this and says they'd be happy to proceed with exchange tomorrow still should we agree to the £15k Hmm

Fuming does not cover feelings right now Angry!!

No, gazumping is when the seller accepts a higher offer than yours at the last minute.
Gazundering is what the OP describes.

I've been in a similar situation, but for far far more of a loss. It's bloody awful OP.

I just have to say, your thread title makes me smile because the word is gazumped. But I know what a gazunder is. It's a potty that "goes under" the bed. Are you from the Midlands too? x

Think you have the terms confused. Gazumping is when a new buyer makes an offer (higher) on a property you are buying and the sellers take that offer

Gazunder is exactly the situation the OP describes

Our FTB buying our property were @rse holes and I think our EA hid alot from us. No mega CF things like price reductions but a lot of requests, have we done this and that. Our EA said he was glad to see the back of them. I suspect they wanted a price reduction from a few things EA told us but we would have put it back on market for MORE as house prices shot up in my area in only a few weeks. They wanted us to move into rental to get it moving quickly as they had no place to store furniture. Oh yes I am going to take my toddler into a scabby last minute rental because you need a home for your sofa.......

Ah!!!! I stand corrected.

My great-aunt used to refer to a "gazunder" -- a china pot to wee in, kept under the bed. I always thought it was one of these borrowed words, like verandah, jodphur, khazi. But she did once explain it's called that because it "gers under the bed" 😂

Anyway, not to derail. Fingers crossed for a happy (and fair ) outcome! Horrible, just horrible, of them to try to take advantage of the circumstances. I hope the sale goes through and that you sew raw prawns into all the curtain hems.

I hope you've exchanged today and they were CF! It's such a stressful time....

We were leaving the house to go to the solicitors to sign everything for the house sale/next house purchase a few years ago and the phone rang. The estate agent was on the phone and told us that the man buying our bungalow had said he wasn't moving. It transpires that he went along with everything because it's what his grown up daughters had wanted him to do, but had had an argument with them the night before and told them he wasn't moving!

I didn't have words for how I felt, but ultimately it did work out. We love where we live now and would never move!

Ooh that's an idea , not illegal , you are giving them all their property in their new hous and especially if there are unidentifiable keys ......!
My DH sorted out the keys in my DParents house , that was nightmare enough , loads of random ones that were from other places ( like Grandmothers house , church binstore etc)

Keep them busy or they'll have to change all the locks .,

You just know the young ftb buying your property has had their dad or someone in their ear all along telling them to do this. Now they are probably locking horns because buyer wants to exchange and dad is telling them they should hold firm.

It was a very popular term in the Midlands and maybe elsewhere, but my Mum always points them out when we visit a stately home! Grin

However it works out - and it will - you were right not the entertain a £15k reduction at this stage unless they could prove they would be spending that in the near future on something shown up on the survey. Very sorry you are going through this.

I was last minute gazundered back in the late 80s. Awful awful experience. Actually I wasn’t because I did what op is doing and they backed off. Have also been gazumped but Thats much more common and kind of expected even though poor also.

We were selling my mums house, which was run down & need lots of work on it. New roof, new wiring, new bathrooms, new kitchen, just about everything.
We sold it at a price that was heartbreakingly low, as it was in the best situation in the town. They had budgeted for the renovations, then messed round for nearly a year, stalling & we kept saying OK, we'll wait at bit longer, no we won't put it back on the market etc.
On the final day they told us they were dropping 10K as they couldn't afford it.
My brother told them to go & fuck themslves.
They paid up & went on to spend a Million on renovations.

My Yorkshire born mother used to call her large, round, florally patterned casserole dish a "Gazunder". It was very, very off-putting.

The standard terms used by most solicitors don't require you to clean the property or leave lightbulbs. However, some solicitors add a "clean and tidy" clause to the contract.

Leaving piles of rubbish is a breach of contract as it means you are not giving vacant possession. You won't get into trouble for a small amount or rubbish but, if the buyer incurs costs having the rubbish removed, they can make a claim against the seller.

What about maggots in the bin? 😁 aaah that makes sense. I've always scrubbed my house before I left as a courtesy: I'd be too embarrassed to leave it dirty. And I think it's only nice to leave a loo roll etc for the new occupants, but I've never had awkward buyers (but have certainly had awkward vendors!)

Ultimately it’s cheaper to take it on the chin rather than break the chain.

This happened to us about ten years ago and funnily enough it was £15k as well. Must be an amount they think you won't stop the sale for.

We did - had to as we couldn't do our next step and our sellers thought they were being twats so no leeway there. It was a bloody nightmare but we ended up in a slightly different area in a nicer house and have never looked back. Every time my daughter had a great experience in primary school I reminded myself that those bloody buyers had helped us in the end but hoped they were miserable!!
