Erdington-Birmingham

Hi Everyone,

I was wondering if any locals
could help. We have moved from the south and are looking at various areas in Birmingham. We have heard mixed views on Erdington.

Some say it is a nice area, others mention lots of gang wars etc? B24 is known for gangs?

I am assuming some parts are better than other. Any locals that could help out as we have seen some houses that interest us, however we have started to feel a bit worried about moving there especially as a family.

Do not consider Erdington. It is full of HMOs for ex offenders and people with mental health problems. Those poor people are not supported so there are fights and things getting damaged. Police are there most weeks.

I wouldn’t live there.

For that budget: Stirchley, Cotteridge, (great schools) possibly Selly Oak, Bearwood. Look carefully at school catchments and places available if you’re moving mid-year.

There’s the nice part of Erdington and the dodgy side too.
Same with Hodgehill. With Hodgehill you have the Fox and Goose nearby for supermarket shopping.
Those that say avoid the Radleys in Sheldon( an island with shops off each road) are being a little snobbish. The area isn’t too bad my Aunt lives there and it was a good place as a kid growing up.
In Yardley you have good connections to the coventry road.
South Yardley is a bit further out for connection to the city centre. With Bearwood you have the nightmare of Traffic on the Hagley road.

There are good and bad parts to every area but you will be able to get a feel by going exploring, make up your own mind.

For your budget you could consider Northfield, Bearwood or Quinton. Websites like Rightmove have a school checker, so you can easily see the ratings for the nearest schools.

We live about an hour away on the train and DP commutes into Birmingham for work as do most of his colleagues.

You don't need to live in Birmingham to work there.

That said, what about Rubery? My nan had this exact house a couple of streets over. Lovely when done up to your taste:

Following as we're looking to buy in Birmingham with about the same budget around 200k.
The areas we've looked are Quinton and around Lea Hall - the bit between Lea Hall and Marston Green train stations, I'm not sure what's the area called, King's Norton and Longbridge.
Schools around Quinton and King's Norton look good and Lea Hall and Longbridge are on the Trainline. King's Norton is also on the trainline, but a bit out of our price range, it'd be difficult finding something decent close to the train station there.

Having read the comments I'll include Bearwood in our search and does anyone have any idea how is the area around Lea Hall train station?

@Alliolly I lived around there about ten years ago and it was ok, not great but ok…. But apparently is a bit worse now. A lot of it depends on the roads. I lived near the Whittington oval if that helps you. Garretts green lane isn’t too bad, lots of new builds on one of the side streets off it. There’s no real social aspect there but for a base and ease of travelling into birmingham it’s not bad.

Agree with everyone saying no to Erdington.

I grew up in Great Barr but have also lived in Erdington and would never live there again.

Parts of Great Barr are still nice, just avoid the edges going into Kingstanding.

Have you considered Tamworth ?

Lea Hall is one of the most deprived areas in Birmingham not all that visible but trust me. The other area you're thinking of is Tile Cross which again isn't great. There's one excellent primary school that way but the secondaries are dire. I'd say look to Kings Norton etc if having a rail link is important to you. Feel free to DM me
