Hi Everyone,

I was wondering if any locals
could help. We have moved from the south and are looking at various areas in Birmingham. We have heard mixed views on Erdington.

Some say it is a nice area, others mention lots of gang wars etc? B24 is known for gangs?

I am assuming some parts are better than other. Any locals that could help out as we have seen some houses that interest us, however we have started to feel a bit worried about moving there especially as a family.

The house senua linked to is in a good area- loads of facilities, not far from station and buses, good-to-excellent schools etc, and definitely safe to walk around. Cottridge is a very different kind of locale from Erdington, Hodge Hill, Great Barr etc.

I'm not sure who @TheWholeWorld is swiping at really- most posters on the thread live in Birmingham, and we're perfectly well aware of what Birmingham is like. Some of us may even be wc Shock

Definitely choose Great Barr over Erdington. It's a shame because years ago Erdington was a cracking place to live, great shops and transport links but it's very run down now. Before making an offer share on here for advice on areas. I can give you a run down on the schools, you're welcome to DM me.

Yes I actually have a house on George Road in Erdington which was always really nice but lately I’ve noticed everything going downhill. I am now considering selling but houses on my road usually go for 250k plus. I think one of the biggest problems in Erdington is the HMOs of which there are just too much. They are full of anti-social behaviour and really let the area down. I’m hoping for investment in the high street and with

The house senua linked to 'needs modernisation' - there's no mention that OP has the budget/ willingness for that. This is what I mean about the money required to live in the suggested areas. House prices have moved out of the reach of people lately - my friend bought a little 3 bed in Oldbury last year. She could no way afford a similar house now.

OP, have lived in Hodge Hill for 14 years with no issues, it is a multicultural working class area, frequent direct trains to city centre, Stechford train station gets u into city centre in 8 minutes. However, lucky to find a house there for under £300k.
Yardley and sheldon also fine, but I don't know about the prices there, they are also good for getting into city centre.

Which is why it is affordable for OP (I couldn't find many!) It's not the most exciting property ever and it has the dreaded downstairs-bathroom but it's liveable in. For her budget, OP can't be too choosy. On the positive side, it's a solid Victorian house (they never go out of fashion) in a good-ish area with decent schools and can be improved over time. It's not bad for a FTB.

Out of your list my preference would be Hall Green with Sheldon next.
I'd second that but I think Hall Green might be a bit above budget?

What about Acocks Green, as close as you can get to Solihull border? Used to live there and it was fine.

Schools wise I'm not so sure what the local ones are like.

Have a look at Halesowen/Rowley Regis maybe? There's a house in Nimmings Rd 175k. This is Dudley borough/ Black Country so not actually Birmingham but great transport links to city centre (bus X8 takes about 45 min and also trains from Rowley Regis). I have friends there who love it, people have lived there for generations and are lovely.

This side of the city you are also close to countryside in Worcestershire.

This one is a snip. Not much kerb appeal but nice inside, three beds, good (almost naice) area, good schools, not too far from station (30 mins to Snow Hill).

This road is ok from what I remember. I think parking would be an issue though. It's close to the library (if it's still there) and children's centre. Good transport links into the city centre.
Massive Tesco round the corner and a little shopping centre. An Aldi and Lidl v close too.
Admittedly I haven't lived in the area for a few years now. The problem with any city is that one road can be lovely and the one two roads down can be notoriously awful. Personally if you are looking around the area I suggested, I'd look around the A45 for ease of commute but not past the A4040 to the west. But, areas change. The area to the west of Yardley, near the heartlands hospital is pretty grotty (or was). The A45 as you go down towards small heath from Sheldon gradually gets more and more run down (imho).

Yes, the house needs work, but it's livable, as photos indicate people have just moved out. With this budget, and insisting on inside Birmingham only, then compromises must be made. Personally I would compromise on the house over the area (so for example, I would take a 2 bed and sleep in the second reception if I couldn't afford a 3 bed in a reasonable area, or take the home on the busy road if the ones on the streets away from main road are too expensive).

And agree with madbadger - that little pocket of the black country round nimmings road is really nice to live in- my friend lives there- lots of families, and v easy to get into the city centre from that side, and quicker now there are bus lanes.

The area of Erdington closer to Sutton is nicer. It's where I grew up. Other parts not so nice. I think you just need to go have a look, it's very varied.

But which primary schools does this area serve? My parent in laws live in Yardley but schools in Stetchford I'm not so sure about...

I have lived in Smethwick and Bearwood. Bearwood is officially part of Smethwick but it's much nicer. The high street looks ab bit rough at the moment but it has some lovely independent places and I second the PP about community events. I wouldn't go further towards Smethwick than Norman Road but think Oldbury has some nice bits too

Look at B65 and B69 postcode areas. They're not classed as Birmingham but have direct trains into the city centre and a multitude of train stations.

Alternatively, Longbridge has developed into a lovely little town recently.

From your list I'd look at Great Barr I used to live there very nice area lots of local amenities several ways to travel into the city centre so not one major commuter belt. Schools and parks all good and definitely feel safe walking around. Prices have sky rocketed recently due to good schools and the Commonwealth Games investment. Feel free to PM.

I note a lot of people suggesting Stirchley. It is fab living here but there is no way you would get anything in your budget there, the housing market is absolutely mental. We were up against about 15 couples for each house we liked and 2 bed houses are going for 250k.

Was going to suggest maybe cotteridge/kings Norton, both pleasant areas and t gentrification hasn't stretched up that far yet so house prices reasonable. I'd recommend south Birmingham as opposed to north if you can.

I lived in B23 and it wasn’t great back then. Would avoid.
