How is market nearby you in July? I haven't seen any house come back from the end of June people missed the stamp duty deadline.

The market in my local area is just dead. Only one new house added to rightmove in two weeks.. Lots overpriced house sit there for ages & refused to reduce.

For the type of house I’ve been searching for (3+beds, detached) very very little coming on the market and like others, the same probably overpriced ones still sitting there 4/5 weeks later.

South East (rural ish area). Not much coming on market but more than their was. Not much aelling! Reductions every day. Only the real bargains are being snapped up quickly. I've been surprised to see some lovely well-priced (imho) houses not sell. The one we made an offer on a couple of months ago - who rejected us - has now reduced their asking price for the second time (!) which pleases me greatly!

It's ridiculous though as unless you're downsizing ever increasing prices are not a great thing.

Staggeringly pricey here, and amazingly things are still moving.
It is baffling, who is buying all these squillion pound houses.

Pretty stagnant here ( West Yorks) BUT I have noted 5 properties that have come back onto market following SSTC in my preferred areas.

There are also more properties being reduced, but these were vastly overpriced anyway. The ‘ hot areas’ just don’t seem to have anything coming on the market.

I feel like I know RM inside out for the market round here!

Southwest. Very little coming, noticeably mostly very dated properties where owners have probably gone into care. Alit that's very over priced with people trying to get 20-30% more than they paid a couple of years ago. Overpriced and quirky seem to sit around, small cheap houses and well priced bigger houses with decent gardens still SSTC in a few days.

Home Counties, nothing in my area coming up. I received a speculative call from an estate agent (last time I dealt with them was a good 3 one years ago) asking if we were considering selling. They have lots of buyers waiting for houses with gardens, people wanting to upsize. But the market here is deadly quiet.

Not much coming on the market here (Shropshire) but popular roads selling very quickly. I bought December and next door have just sold for 50k more than I paid, exact same house. I am so so glad I did not rent (relocation so considered it to get a feel for the place). Crazy!

It's dead.

Theres nothing coming to market. Very limited number of properties.

Anything that I do like seems very very overpriced and out of reach.

Rural Gloucestershire (not the Cotswolds) - house added yesterday, nothing special, sold in a day. Everything else on Rightmove in our village is STC.

One went up on this road earlier this year for an insanely high price, I;d say about 25% higher than was at all reasonable. It's now off the market, wasn't on long, and didn't sell AFAIK. I suspect someone flying a kite. Another is on for what I'd say was a bit over the odds. A smaller one for a fair sort of price. And one went on very recently for a stupidly high price, it will be interesting to see if anyone falls for it. It seems very inconsistent.

Desirable part of West Yorkshire. Always pretty buoyant here anyway.
Nice houses still going fast, slight uplift in prices but not hugely. Overpriced houses/flats still not selling.
Rental is mental though. Anything gets snapped up and prices are high.

Edinburgh has always been crazy! It's always been minimum 20% over HR valuation, at least in the last 15 years or so.

I'm in a commuter town for Edinburgh and it's crazy here. Not much coming on and anything that does is snapped up in a few days. It's getting pretty depressing Sad

There are lots coming to market still and some are being reduced. Lots are still far too expensive. I'm looking for something in particular and I lost out on one recently. Something will give soon.

Merseyside here and it's slowed right down in the last 2/3 weeks. Hardly anything selling and hardly anything coming on. We're just sat waiting for something we actually like, we sold 4 weeks ago now 🤨

I snapped the house I am currently buying up a few weeks ago, however it was only the second suitable property I'd seen in the last 4 months, and price is 10's of thousands more than I'd have paid a year ago, but just about doable.

Things were frantic up until April, then it went all quiet until the stamp duty deadline, and hasn't really recovered yet. The only things now going round and round on Rightmove are heavily overpriced, and I see them coming down by another £25k every couple of months or so.

Agree with this. I'm also in a desirable area of West Yorkshire. I was looking at rental prices recently as I was interested to know how they compare to my mortgage, in case I need to rent my house out at some point. I was shocked at how high they are. Tiny 2 bed back to backs commanding £850 pcm, or a room in a house share £500+. Not much on the market either. The situation for buyers may not be great, but it's certainly not any better for renters.
